T T Karen Phelps Industry hub attracting strong interest The road through Spedding Industrial has also officially opened, marking a major milestone for the 46-hectare development. “The commitment from utility providers like Vector is critical in ensuring long-term capacity for growth.” Spedding Industrial in Whenuapai, Auckland is a hive of activity, with some tenants occupying sites and multiple buildings under construction. “It’s a significant moment seeing the infrastructure come together and early occupiers now in operation,” says director of Oyster Capital, Cameron Wilson. “With multiple large-scale builds progressing at once, the site is entering a very active delivery phase. It demonstrates the strength of demand for well-located, future-focused industrial land.” Kohler’s building is nearing completion and is due for occupation shortly. Property for Industry, and logistics firm, CDB, are also progressing construction of their 9000sqm buildings, reinforcing the scale of activity across the development. Tranzit Coachlines has already been operating from its facility since the beginning of the year, running a fleet of electric buses. Glasscorp’s facility is also underway, adding to what is increasingly a busy and active industrial hub. A significant new addition to the precinct is the recent agreement with Vector, which has signed a contract to purchase a site for a new substation that will service the wider Whenuapai area. The infrastructure investment is expected to strengthen power resilience across Spedding Industrial, and support higher-energy users, including advanced manufacturing and potential data centres. Watercare’s pump station has also been completed and is expected to become operational mid-year, supporting future growth across the precinct. “The commitment from utility providers like Vector is critical in ensuring long-term capacity for growth,” says Cameron. “Infrastructure readiness continues to be a key driver for occupier confidence, particularly for businesses requiring secure and scalable energy supply.” The road through Spedding Industrial has also officially opened, marking a major milestone for the 46-hectare development. Industry Drive was formally opened earlier this year following a dawn blessing led by local Kaipara iwi, with Transport Minister Chris Bishop and Building and Construction Minister Chris Penk attending and speaking at the ceremony. Industry Drive is an extension of Spedding Road connecting Trigg Road to Brigham Creek Road, which establishes a vital transport link between state highways 16 and 18. Along with the upgrade of the Brigham Creek Road Bridge, Cameron says the route strengthens connectivity and surrounding transport links, a key objective of the wider development plan. He says the development team has responded to market conditions by launching smaller lots of 1000 to 2500sqm, reflecting demand from smaller and mid-sized operators. A further, up to 10-hectare, contiguous site remains available for a large-scale tenant. Enquiry across Spedding Industrial has risen compared to last year. “We are seeing a much stronger pipeline of tenant interest across all site sizes,” says Cameron. “It shows businesses are planning ahead and recognising the long-term advantages of this location.” Whenuapai is also expected to see significant residential growth, providing a future workforce and supporting local employment opportunities. Community amenities planned within Spedding Industrial, including a childcare centre and hospitality offerings, are intended to support both workers and the surrounding neighbourhood, alongside ongoing infrastructure roll-out across the precinct. Cameron says focus is now on delivery with all three stages titled. “We are moving from planning into occupation at pace. There is still significant opportunity as the site continues to evolve as further stages continue to come online.”
