A former West Auckland winery is being transformed into a 250-home master planned community, with Gemscott Developments positioning its Vines Estate project as part of a broader pipeline focused on architecturally designed, long lasting neighbourhoods that create aspirational communities for Kiwis. Set on the historic Yozin Winery site at 680 Swanson Road, the development is well established, with construction progressing into Stage Six as demand continues across a broad range of buyers. Development director Jasem Saleh says the project reflects a deliberate shift towards more diverse, community-focused housing. “It is a master planned community we started a couple of years ago and it is very well established now,” Jasem says. “We are currently working through Stage Six and have had strong uptake, particularly given the current market.” The development includes a mix of walk-up apartments, terraced housing, and larger 4-bedroom family homes. “We wanted to cater to different stages of life within one development,” he says. “From first home buyers through to families and downsizers, it is about creating a community where people can stay long term.” Located in the centre of Swanson, the site offers close proximity to transport links, schools, and local amenities, while also retaining strong connections to the area’s semi-rural character and growing township. Positioned opposite Redwood Golf Course and near one of New Zealand’s largest RSA facilities, the development sits within an established community, with west coast beaches such as Bethells Beach and Muriwai also within easy reach, supporting a strong lifestyle offering. Design across the site has focused on quality and liveability, with homes oriented to maximise outlooks towards the Waitākere Ranges and shared spaces integrated to encourage connectivity between residents. Pedestrian walkways have been incorporated throughout the development to improve accessibility and create more direct links to surrounding infrastructure. A significant component of the project has been the delivery of large-scale infrastructure, particularly stormwater, designed to service both the development and the wider catchment. “We installed a one-kilometer stormwater system that supports more than just our site,” Jasem says. “It is future-proofed infrastructure that contributes to the broader area.” Gemscott has also adapted its delivery model in response to ongoing economic pressures, establishing its in-house construction arm, Cube Construction, in 2023. “We brought construction in house to manage risk and maintain momentum. It gives us transparency across pricing and resources and helps ensure consistency through each stage,” Jasem says. Since 2014, Gemscott has delivered more than 950 homes across the North Island, spanning private, public, and affordable housing. With further stages still to come at Vines Estate, Jasem says the focus remains on creating a development that reflects both the history of the site and the needs of a growing community.
