T T Karen Phelps “Parkview Estate has been deliberately positioned below competitor pricing and design guidelines have been kept less restrictive than many comparable developments, giving builders greater freedom to deliver more affordable homes.” Developer Stephen Kirk well understands the challenges for young people to get on the property ladder. At 31 years old he’s progressed in property quickly and now wants to help others do the same. That’s why his latest venture, Parkview Estate in Rewi Street, Te Awamutu, has a focus on making home ownership a reality for people who might otherwise be locked out of the market. “I have peers that will struggle to get on the property ladder so I’m very focused on providing affordability for people and giving them opportunities to get on that ladder sooner,” he says. “By being a developer and controlling the land price I can do that.” Stephen’s family hails from Te Awamutu and he began his property career renovating houses in South Auckland before moving into development. Around seven years ago, he turned his attention to Te Awamutu completing several smaller projects before embarking on Parkview Estate, which is his most ambitious undertaking yet. It has been eagerly snapped up by the market with Stage One already over 50% sold with expressions of interest on many more sections. Stephen says the price point has been particularly attractive, with sections starting at $333,000, enabling affordable housing options that simply weren’t present in the area previously. Stephen says interest has come primarily from Te Awamutu and Hamilton, with some investor interest from further afield. “Parkview Estate has been deliberately positioned below competitor pricing and design guidelines have been kept less restrictive than many comparable developments, giving builders greater freedom to deliver more affordable homes,” explains Stephen. He says the location adds considerable appeal. The estate sits a short drive from Te Awamutu’s town centre and adjoins Centennial Park, which features a skatepark, parkour park and basketball court. It is also close to Frontier Estate, where a small commercial hub and daycare are being built. Comprising 50 sections, Stage One is part of four stages spread across 12.39 hectares. Sections in Stage One range from approximately 350sqm to 727sqm, with an average of around 550sqm. All are flat with services connected and roading and street plantings already completed. When complete, Parkview Estate will consist of 141 sections, and potential exists for a further 18. Titles for Stage One are expected to be issued later this year. Future stages will introduce even smaller sections to further enhance affordability, along with a central park. “People that buy into the development will have input on the design of the park and playground that will go into the centre of the development,” says Stephen. “We want the local people and kids that will live here to help us design the park they want to see in their community.” Stephen sees Te Awamutu as a town poised for continued growth and believes developments like Parkview Estate play a central role in ensuring that growth is accessible to everyone. Buyers can purchase sections directly or via house and land packages through housing companies. “Te Awamutu continues to appeal to buyers who want better value than larger centres without giving up convenience. Rewi Street places Parkview Estate within easy reach of town, schools, local services and the wider Hamilton employment catchment. For firsthome buyers, it is a more accessible way into the market. “For families, it offers more room and a calmer environment. For investors and future-focused buyers, it offers entry into a well-positioned regional location with genuine long-term appeal.”
