Auckland’s SMC Construction is proud to be serving as Goodman New Zealand’s main contractor at Mt Wellington Estate, where Stage 1 is now commencing to deliver an exciting, sustainability-focussed industrial development. Two buildings will be constructed in Stage 1, spanning approximately 21,150sqm. The smaller of the two will offer modern, architecturally designed office space with attached warehouse, while the other will have three offices and three warehouses under one roof. All will be high-quality, energy-efficient facilities with strong connectivity to freight and transport infrastructure as well as the Auckland CBD. The development is sited off Monahan Road, near Sylvia Park. “We started on-site in March and are currently doing concrete foundations,” says Youssef Sammour, SMC Construction’s Senior Project Manager. “As the main contractor, we will be doing everything from the ground up, including civil works, in-ground work, steel and superstructure — roofing, building the envelope and cladding.” Once ground works are completed on the first building, work will start for the second building. The timeline to completion is April 2027. This project further cements SMC Construction’s reputation as a leader in sustainable construction. SMC has previously delivered a number of 5 and 6 Green Star projects. Stage 1 at Mt Wellington estate is targeting a 5 Green Star rating. “This is our fifth or sixth Green Star project in the last couple of years and most have been with Goodman. We’re very experienced now in projects with high Green Star aspirations. We take a lot of care with how we source our timber and concrete and what additives we’re using. There’s a sustainability lens over everything from materials to how we recycle construction waste.” These advanced office and warehouse buildings will function efficiently and provide a premium standard for future tenants. Sustainability features include solar panels, double glazing, rainwater harvesting, automated LED lighting, advanced energy measuring and monitoring technology, as well as multiple electric vehicle charging stations. A vehicle tracking plan ensures there will be easy access for future trucks coming in and out. Generous warehouse canopies will provide year-round weather protection. Working with SMC Construction is their trusted team of subcontractors, who have partnered with SMC over many years on various projects. Youssef says the unstable global situation is a challenge for the supply chain, but they are working to front foot that as much as they can, for example, by seeking advanced procurement on key items. SMC Director Paul Clouston says the close working relationship with Goodman started some 15 years ago. Both companies are proud of their Green Star track record. Paul notes that SMC was the first contractor in New Zealand to deliver a 6 Green Star rating on a triple-warehouse project. In this family business, Paul’s son Jonathan serves as a director and chief construction project manager. “Jonathan has been with SMC now since 2012; he is very experienced and works closely with our other project managers and subcontractor teams. We have robust systems in place and all our project managers have professional experience in their field. All are well versed in safety protocols and we also have external, independent auditors who make sure our health and safety protocols are carried out on site.”
