T Tto page 28 T T Karen Phelps A vast stretch of land in South Auckland is being transformed into one of the country’s most ambitious industrial developments, as James Kirkpatrick Group (JKGL) forges ahead with its $1 billion logistics and warehouse hub at 385 Puhinui Road. Set across 65 hectares and more than 17 years in the making, the project represents a significant private investment in infrastructure, with the potential to reshape the region’s role in global trade. Positioned between Manukau City and Auckland Airport, and near key motorway links, the site is emerging as a critical node in the country’s supply chain network. “From the outset, the vision has been to build something that goes beyond a standard industrial park and instead creates a futurefocused logistics hub that can compete on a global scale,” says James Kirkpatrick. “This is about long-term thinking, not shortterm gain.” The scale of the development sets it apart. Thirty buildings are planned in total, with five already under construction and due for completion by mid-2026. Full build-out is expected by 2040, reflecting a carefully staged approach designed to respond to market demand as well as maintaining quality and cohesion across the site, says James. The initial phase, known as Block C, comprises five buildings with a combined floor area of more than 100,000sqm. Individual warehouse sizes range from approximately 6,800 to 21,000sqm, each supported by expansive canopy areas for allweather loading and integrated office spaces. “These buildings are being delivered as fully move-in ready, base-build facilities that meet the needs of high-quality logistics and industrial tenants,” explains James. “We are targeting efficiency, durability and flexibility in every aspect of the design.” Earthworks are also underway on Block D, where two additional warehouses of 12,000 and 18,000sqm are planned. Further stages will progressively extend towards the front of the site, supported by a growing internal roading network. James says that what sets the development apart, however, is not only its size but its ambition to set new standards in sustainability and infrastructure delivery. All buildings are targeting a 6 Green Star certification, placing them among the most environmentally advanced industrial facilities in New Zealand.
