104 | Auckland Build 360 BUILDING Brighter outlook for renovation market Dwayne Aitken and Troy Hendy founded Auckland Build 360 a decade ago. T T Kelly Deeks Auckland homeowners considering renovation or extension work may find the first half of 2026 offers the best conditions the industry has seen in years, according to Auckland Build 360 co-owner, Dwayne Aitken. After a turbulent period marked by material shortages, labour constraints, and price spikes, the high-end renovations specialist says the market has finally stabilised, creating a rare combination of competitive pricing, reliable timelines, and improved access to skilled trades. Dwayne and co-owner Troy Hendy founded Auckland Build 360 a decade ago, and have built the company into a trusted operator in Auckland’s architectural renovation and extension market. While they undertake the occasional new build, their focus is firmly on large-scale, high-end alterations to existing homes. With more than 40 years of combined experience, Dwayne says the team has refined the skillset needed to deliver complex, highly detailed projects designed by some of Auckland’s leading architects. “Renovations are a different industry from new builds,” he says. “You’re not starting with a clean sheet. You’re tying new work into older structures, and getting those details right makes all the difference. That’s where our expertise sits.” He says the improved conditions heading into 2026 are significant for homeowners ready to start planning. “The construction industry has finally settled after a few tough years. Pricing is predictable again, supply chains have normalised, labour availability is strong, and we can confidently map out project timelines. For clients, that means greater certainty and better value.” Interest rates have also eased, reducing financial pressure and increasing borrowing capacity. Dwayne says many homeowners may now be able to extend their renovation plans further than expected. “Some clients are finding they can push their project a bit more, or borrow a bit more, because the competition between lenders has improved affordability.” Auckland Build 360’s long-standing trade relationships are also translating into shorter lead times and higher craftsmanship standards. “We work with elite trades,” he says. “That gives us flexibility to create the ideal timeline for our clients and keep the quality exactly where it needs to be.” Dwayne believes homeowners that renovate in 2026 could also benefit from the next upward movement in property values. “The market won’t stay quiet for long. Once it picks up, construction costs will rise again. Getting in ahead of that is a smart move, especially if you love where you live and don’t want to relocate.” He says the most reliable value-add projects remain high-quality kitchens and bathrooms, indoor-outdoor flow improvements, and outdoor entertaining areas. But homeowners are increasingly prioritising healthier, more efficient homes, with demand rising for double-glazing, improved airflow, smart heating, and energy- efficiency upgrades.
