Hamilton’s largest medium-density development by Chedworth Properties is continuing its rapid momentum, with strong sales, major infrastructure progress and a pipeline of new stages set to reshape the city’s eastern corridor over the next two years. Stage 24 of Greenhill Park, released in March 2025, has almost completely sold out, with just one 750sqm site still available. “We’re really happy with the sales, which have gone extremely well,” says Brendon Hewett, Chedworth Properties General Manager. “People know the name and brand of Greenhill Park. Section pricing has been sharp with larger lots proving particularly attractive and buyers have responded well.” The strong uptake continues the development’s pattern of rapid absorption, with Stage 20 now completed and largely built out, and Stage 21 with many builds underway. Stage 22 is scheduled for release in early 2026, offering 41 standalone sites alongside two blocks of high-density land. Sections will range from 220sqm to just under 450sqm. Stage 23 is expected to follow depending on market response. Brendon says the medium-density blocks remain a key part of the project’s appeal, with solid interest from builders. “We’ve been getting good designs from builders with townhouses already constructed in earlier stages, and others are working through the consent process. We have some high-density blocks still available, from six to ten units, for any builders looking for their next project. All these blocks sit close to the upcoming neighbourhood centre, adding further value.” The broader masterplan continues to advance swiftly, with the completion of Webb Drive representing one of the project’s most significant infrastructure achievements to date. Brendon says the road will act as the development’s central spine, ultimately linking Ruakura in the north with the University of Waikato in the south, and providing key access to the inland port. One of the most anticipated elements is the neighbourhood centre, designed by Edwards White Architects, known for the NZ Blood building and the new Waikato Regional Council headquarters. Resource consent has been granted with engineering approvals now in place. Construction will take place in three stages. With 16 hectares dedicated to green space and over 1,600 lots planned in total, he says the development is set to become home to residents from all life stages. Its location provides quick connections to Hamilton’s CBD, Chartwell and Te Awa The Base, while the Waikato Expressway offers easy travel to Auckland, Tauranga and Taupō. Chedworth Properties, with 60 years of development experience, continues to scale up the project, recently commencing resource consent processes for another 400 lots in Area U, located east of Webb Drive. “What really draws people in is the strong sense of community,” says Brendon. “Greenhill Park has been laid out as a walkable neighbourhood, with three-metre footpaths, pocket parks, playgrounds, recreation stations and even a petanque court. With many homes already owner-occupied, there is a close, tightknit community feel, and the residents all look out for each other. Greenhill Park is ideally placed to meet the region’s rising housing demand. We encourage interested buyers to make contact, as historically we’ve had waiting lists in the hundreds and new releases have sold out before many people have even had the chance to purchase.” Stage 1 will see a supermarket and childcare centre built, with work beginning mid-2026 and opening expected mid-2027. Stage 2 will feature retail and a bar/restaurant, followed by Stage 3 comprising additional retail and a medical centre with pharmacy. Chedworth Properties is currently seeking tenants, with retail spaces ranging from 75-150sqm. Brendon says that Greenhill Park’s diverse section sizes, from 210sqm to over 500sqm, allow for a wide mix of housing types. All lots come with power, water, wastewater, gas and fibre optic connections. The development has partnered with reputable Waikato builders for home-and-land packages, with Mike Greer Homes the latest to come on board, though buyers may bring their own builder provided design guidelines are met. Numerous show homes across the subdivision showcase different architectural styles and layouts. The medium-density zoning supports a wide range of dwelling types. “The zoning supports generous housing options, with three-bedroom homes and garages easily fitting on the smaller sites, and the larger sections capable of accommodating five-plus-bedroom homes,” says Brendon.
