We are wanting to be at the forefront of that.” DEVELOPMENT Nigel Watson says he was drawn toward establishing a Landmark Homes franchise serving the greater Waikato region given the brands’ values aligned so closely with his own professional philosophy. “The type of clients who aspire to live in a Landmark Home have very high standards and aspirations,” Nigel says. “When they engage us to design and build their dream home, the whole process is one underpinned with value,” he says. A significant proportion of projects that cross his desk are situated in boutique land holdings – rural lifestyle situations, where the environment invites inspirational design thinking. He’s operated Landmark Homes Hamilton/ Waikato just on 11 years now and says every project is unique. “It’s an absolute pleasure for us to discover what it is our clients want in their home and to ground this in a bespoke design. When the keys are handed over it’s the most incredible feeling to see families stepping into their dream home.” Working with Nigel is a team of four supporting the design and build process every step of the way. A new show-home is currently under construction in Ngahinapouri, a rural settlement south-west of Hamilton growing in popularity. As Auckland’s sprawling development continues to push northward, Landmark Homes North Shore & Rodney is positioning itself at the forefront of the emerging Coatesville and Riverhead property boom with plans for a new showhome to showcase the company’s luxury lifestyle building expertise. “There are a lot of developments coming on stream in Coatesville and Riverhead offering one-hectare sites. We are wanting to be at the forefront of that,” says Landmark Homes North Shore & Rodney general manager Jarrod Angrove. He says the areas have growing appeal to families seeking the perfect balance between rural lifestyle and urban accessibility. “These areas are secluded yet central so offer the best of both worlds. There are good schools and Riverhead and Coatesville are close to Albany and the Northwestern motorway. The whole area is developing and growing.” The show home will be located in Riverhead’s prestigious Awa Estate, scheduled to open in late spring 2026. Set on a sprawling one-hectare site, the 330-square-metre home will offer a modern interpretation of the rural pavilion style, featuring four bedrooms, two and half bathrooms, two living areas and a triple garage. It will showcase signature design elements including sweeping raking ceilings and beautiful fireplaces both inside and outside, embodying the luxury lifestyle build philosophy that has made Landmark Homes a standout in the premium housing market. Landmark Homes North Shore & Rodney also has a Matakana show home at 6 Moya Drive, which recently won a 2025 TIDA award for its master suite design. Two of its recent builds claimed regional awards at the 2025 Master Builders House of the Year Awards: gold in the New Home $1.5 million - $2m and silver in the Resene New Home $2m-4m million category. The company’s current house and land packages demonstrate its commitment to premium locations, with offerings ranging from a $2.05 million package in Matakana Hills to an Landmark Homes - North Shore/Rodney exclusive house and land opportunity in Weiti Bay and a luxurious $4.735 million Point Wells property featuring a 324-square-metre home with an 11-metre swimming pool. Under the leadership of franchise owner Paul Brett, a Licensed Building Practitioner with over 30 years’ experience in the luxury home market, the company has assembled a formidable team. Combined with designers, project managers and quantity surveyors, the collective experience exceeds 200 years in residential construction.’ Landmark Homes North Shore & Rodney’s expertise extends beyond traditional building services. It specialises in innovative subdivision and rebuilding solutions that allow existing property owners to maximise their assets. “With a large section, people can potentially subdivide to create additional sites, sell those sites, and use the funds to rebuild a brandnew home for themselves. Our approach allows people to potentially finance a new home without significant out-of-pocket expenses,” says Jarrod. This comprehensive service offering has proven particularly valuable across the company’s diverse operational area, which spans from established suburbs like Takapuna and Milford to rural lifestyle blocks in Coatesville and sought-after holiday destinations such as Omaha. “Our main goal is in delivering our customers a great experience and a home that they’re really delighted with. We want the client to be over the moon with the result, and that we can sit on the deck and have a beer with them at the end,” explains Jarrod. “It’s a very personalised approach that really distinguishes Landmark Homes North Shore & Rodney in the market.” “There’s plenty of good reasons why this area is sought after. It’s only 10 minutes drive from Hamilton with good roading infrastructure. “We haven’t had a show-home for the last 18 months and we’re very much looking forward to creating a home that showcases the design elements, materials, fixtures and fittings, Landmark Homes has built its reputation on.” Based on the ready to build ‘Lakeside’ design, the home has large raking ceilings through the entry, family and kitchen area with timber sarking for added drama. When completed, it will command lovely rural views. “Big joinery is a special element to the home. It’s positioned on a lifestyle section extending some 3000m2 and we plan to develop the landscape with a pool to really set the home off. This show-home will be inspirational and help clients begin a conversation about what design features are important to them.” At 271m2, the show-home will contain four bedrooms. When Business North spoke with Nigel, the team were looking at premier brick options for the home’s cladding. Careful consideration has been given to the placement of the home on its site, with the master suite positioned for morning sun – a private retreat. “We’re hoping the show-home will be completed by February and will be open during the week Tuesday to Sunday. Our consultants will be there to welcome visitors. Building this home gives us the opportunity to utilise all our suppliers.” e: waikato@edgeworx.co.nz 0800 3343 9679 | edgeworx.co.nz Your bespoke cabinetry specialist. www.kingandco.nz +64 21 051 3786 hello@kingandco.nz Fix•Stop•Paint 20 Years Experience Your complete solution for all your Painting, Stopping, and Plasterboard Fixing needs.
