The first stage of residential development comprises 37 of an eventual 400 lots in Precinct One. In the interests of further streamlining the consent and build process, there are three designs on offer per lot that meet the Port Nikau Development Area (PNDA) requirements, explains Clare Davies-Colley. “They’ve been very carefully thought out for each individual lot by the award-winning architects Construkt, who combine a strong track record in masterplanning and urban design with architecture.” says Clare. “All three designs available for each lot also meet all the underlying zone requirements in the District Plan, so they’re ready to go in for consent, which can save a lot of time. “The underlying urban design principles carry through to the landscaping, and all the walking and cycling and connectivity built into the area,” adds Tony Davies-Colley. “We’ve planned for a village centre with its own supermarket, plus pocket parks and a bigger central park all linked together with well-made tracks making it easy to exercise or take the children to watch what’s happening with the vessels in the Marine Precinct.” Port Nikau’s deep-water marina is the centrepiece of the Marine Precinct, suitable for fishing boats, large commercial boats, tugs, workboats and charter vessels, and offering a convenient berth for any residents’ recreational vessels, only a short walk from home. With 670 metres of commercial wharf space and a dedicated superyacht pontoon providing for superyachts up to 9 0metres, there’s plenty of activity to observe for those that prefer to enjoy the water from the safety of land. Port Nikau subdivisions have been designed to allow for a worst-case scenario 100-year sea- level rise event. Whether you go with a pre-approved design, or commission one of your own, the minimum finished floor level is mandated at 3.88 metres above sea level, and all the geotech and engineering guidelines have climate change and flood management in mind. New Zealand families’ preferences continue to change, with an increasing appetite for a more lock-and-leave lifestyle with no lawns to mow on the weekend, and older generations looking to downsize but still wanting to be part of a community. Port Nikau caters for these and more, with future residential lots offering different housing options at various price points coming on to the market in stages over the next few years. With accessibility in mind, and an expectation that prices for similar options might increase as more stages are released, the first stage sections are priced under $400,000 with house-and-land packages priced between $850,000 and $950,000.
