Before construction could begin, eight months were spent removing 30,000 cubic metres of contaminated fill. Hawkins was involved early, contributing to the detailed design phase and shaping the build programme with efficiency front of mind. “The methodology we developed for the basement and superstructure saved nine months, which also meant Precinct could go to market with office space at the right time,” says Rhys. Timing was critical. The leasing cycle meant long-term, high-end tenant commitments hinged on meeting the February deadline. Rhys credits the team’s cohesion and shared ownership as key to achieving it. “That was the biggest challenge – getting everyone aligned and invested. I put all the processes and systems in place, on-boarded new people and created development plans to help our foremen and site managers step up as leaders. “We reviewed the completion plan together each quarter, agreed on clear milestones, and distilled those into weekly site ops meetings, which meant everyone had input into achieving our day-to-day targets. That’s what got us through the 24 contractual milestones and ultimately across the line.” In May 2025, Hawkins handed over all four buildings, with Beca fully operational in their new space. Rhys says he was told more than once that it couldn’t be done in the time frame. “But we did it, and I’m proud of what the team achieved.” Hawkins has played an ongoing role in the broader Wynyard Quarter Innovation Precinct, having previously delivered both 10 and 12 Madden Street for Precinct Properties. Site 6 represents the final stage of this significant urban regeneration programme – one that has reshaped Auckland’s waterfront, and one Hawkins is delighted to have helped deliver.
