T T Karen Phelps When most people walk into the Hudson Warkworth office they say the same thing: “They don’t want to be in a retirement village,” says Hudson Warkworth managing director Jamie Peters. “They are looking for a stimulating environment with like-minded people and that’s what Hudson Warkworth is. It’s an active retiree village for people who want to downsize without giving up independence. We are all about quality service, providing beautiful facilities and looking after our clients.” The lifestyle community plans to offer 170 villas and apartments and is currently awaiting resource consent, but Jamie already has over 200 people interested in being notified when product becomes available. A major drawcard has been that unlike a traditional retirement village model, it will not provide residential care, and residents will retain an interest in the value of their property with the potential to benefit from future capital growth when they leave. Jamie says the planned facilities are designed to make everyday life feel more like a resort than a conventional retirement development. Plans include a clubhouse with lounges, a bar, games areas, private dining and meeting spaces, alongside a restaurant intended to showcase local produce. A health and wellness centre is also part of the vision, featuring a heated 20-metre swimming pool, gym, group exercise studio, sauna, spa pool and ice baths. “The Clubhouse pavilion will be crafted in hand-finished timber joinery and filled with natural light making it a home away from home where residents can enjoy socialising,” says Jamie. Landscaped grounds, walking tracks, and walking tracks alongside the Mahurangi River will also form part of the development, with a dedicated team maintaining gardens, lawns, trees and communal areas. A fulltime concierge and village staff are intended to provide another layer of service, helping residents with everything from maintenance and rubbish collection to holding keys while they are away. The village is adjacent to Hudson Grounds, a development offering freehold sections where residents can benefit from the hotel-like amenities of the village. Stages 1 and 2 are now complete, with the first house finished and further development underway. The wider development will eventually comprise around 86 homes across four stages. “Hudson Grounds is designed as an integrated residential community, with freehold sections and homes governed by architectural standards intended to maintain a consistent level of quality throughout the development that reflects the rural character of the area,” Jamie says. “Unlike many managed communities there is no body corporate as residents benefit from being adjacent to the village. As Hudson Village owns and maintains the roads, fencing and gardens this allows it to oversee the appearance and upkeep of the wider development.” He says the overall development is intended to encourage a strong sense of community. Residents can choose their own builder from those approved by the developer, and Hudson is also building homes through its own construction company.
