There are many benefits that come from not seeking to be the largest player on the field when it comes to delivering rental and property management services, according to Auckland-based Director, Adrienne Gooch. Adrienne leads a family business that, she says, focuses on providing every client with the best service offering, taking the worry and strain off landlords’ shoulders, ensuring their rental property is cared for and in the best of hands, while ensuring all legal responsibilities to tenants are upheld. “We manage 180 properties all over Auckland and for our small team on the ground that’s plenty because we take our responsibilities seriously to ensure our client’s investment is well looked after. That may seem like a simple thing to do, but it requires real diligence and understanding because you’re dealing with people, their personalities and their expectations,” Adrienne says. Adrienne started the business via TradeMe 21 years ago, so has experienced all the ups and downs of the housing market and its impact on the rental sector. Prior to COVID, managing Air BnB properties was a good portion of business; however, that changed overnight, presenting a challenge to adapt to. “So we pivoted our skills and moved into full rental and property management and we haven’t looked back,” she says. In fact, Adrienne says it’s not uncommon for requests for their services to come from other realtors. Asked how the economic situation is affecting the market, she says, surprisingly, 70% of their landlords have chosen not to increase their rent for some time now, recognising, as they do, just how tough it can be out there for tenants, and valuing the good tenants they have, through Village Rental’s comprehensive selection processes. Given the number of properties Village Rentals is taking care of, Adrienne says she’s reluctant to grow the business beyond its current size. “Taking on more tenancies to manage would mean bringing another person into the business and this is something at this time I’m not interested in doing, given I also sell real-estate.” Carrying a legal background has stood Adrienne and her team in good stead. “It gives you the confidence to understand how to best manage what, at times, can be challenging situations.” This year Village Rentals & Property Management was chosen as a finalist in the TradeMe Property Impact Awards, in the medium office, category-driven category, something that took Adrienne by surprise. “I didn’t know how we were chosen, but it was wonderful for the team to have been recognised and to be amongst a high quality list of nominations.” A fine dinner in the Grand Hotel at SKY City was enjoyed by finalists across a number of categories, providing opportunities to mix and mingle with other leading property management entities. And with so many years in the industry, Adrienne is very clear about the attributes that go into being a great property manager. “You absolutely have to be a people person, someone who is organised and be able to multi-task, taking it all in your stride.” She’s proud of the fact too that the business has looked after some very long-term clients, stretching back as many as 15-20 years. “I think having that longevity really speaks for itself. “We leave no stone unturned, in delivering exceptional service to our clients. It’s what we thrive on; seeing their investments looked after while providing high quality properties for tenants to enjoy living in.”
