24 | Commercial rebuild ticks the boxes JD Construction - 30 Triton drive T T Russell Fredric REGIONAL A high-end commercial rebuild in Rosedale highlights JD Construction’s ability to deliver an impressive result for both commercial and residential projects. The project for Kinetic Engineering began after a fire destroyed much of the company’s two-storey building. With the business needing to get back into production, JD Construction first made the warehouse operational while plans were developed for a substantially rebuilt office. “The client wanted to add a storey and make it something better,” JD Construction owner Jono Duxfield says. Designed by Stiles & Hooker, the 810sqm office was integrated with the existing workshop. The office was demolished and rebuilt, while the warehouse retained its slab and precast elements and had much of the remaining structure replaced. JD Construction worked with Stiles and Hooker to develop the design and split the consenting process so structural work could begin while the fit-out, fire and other requirements were being resolved. The structure incorporates precast concrete walls, suspended concrete floors and structural steel. The result is a functional but appealing contemporary design with exposed steel and floor structures, polished concrete floors and steel stairs, while vertical glass and aluminium partitions create light, open workspaces. The upper level is designed around staff use, with a large communal area, pool and table-tennis tables and an outdoor deck. The original programme was about nine months, but JD Construction completed the rebuild in six months, with work on site running at a high tempo and subcontractors working closely with the construction team. “There was just stuff happening all the time, and we fast-tracked everything.” The programme was delivered during the Covid period, adding another layer of difficulty through disrupted work and delays to council inspections. Jono says established relationships with subcontractors helped keep the project moving. For JD Construction, the project reflects a commercial capability that now sits alongside its established high-end residential work. The Albany-based company has about 25 staff and typically works across both sectors, although commercial projects currently account for about 70% of its workload. Jono established the business about eight years ago and has built it around bespoke construction rather than townhouse or cookie-cutter work. Projects are undertaken throughout New Zealand when the right client and project come together, with work completed in places including Queenstown, Tauranga and Whangārei. Clear communication and transparent costing are central to how the company manages projects. JD Construction generally works on an open-book basis, giving clients visibility of costs, progress claims, budgets, programmes, variations and delays. “It’s probably the fairest way of doing it for both parties.” The company has five apprentices, with one recently qualifying, and Jono says its young builders have brought the right attitude to their training.
