The price point for a 450sqm section is around $350,000. “A lot of sales are going to existing build companies and construction partners, but we have also noticed a pick-up in private buyers from the retired to new first-home buyers and young families,” says Paul McGowan, project manager for Bellgrove Land Development. “Of 170 sections in stage 2, around 40% have already sold and it has only been on the market for two months.” Rangiora’s comparative affordability compared to Christchurch or Rolleston – or Auckland, Wellington or Hamilton – is a key drawcard for many. “We can see this in our mix of buyers who are coming from within the district as well as greater Canterbury and the North Island,” says Paul. Bellgrove’s location is ideal, with all the town’s amenities just a short stroll away – including shops, schools, sporting facilities and the nearby golf course. A network of walks and cycleways connects Bellgrove with its tranquil environment and the town beyond. Bellgrove Rangiora is named after the original farm that was there, with the historic farm homestead and its spacious grounds retained as a unique landmark in stage 1. Sold to a local builder for restoration, the homestead provides a stately reminder of the area’s heritage. Adding to the appeal is a planned future shopping precinct and preschool for Bellgrove. Paul is a well-known developer in the district, with past projects including Chesterfield Estates, Riverview Estates and Westpark Rangiora. Ngāi Tahu Property, which has delivered residential developments of a similar scale to Bellgrove, including Te Whāriki in Lincoln, Prestons in Burwood and Wigram Skies in Wigram, joined BRL as a joint venture partner some two years ago. Both bring a strong track record of development success to this largescale project. The vision for Bellgrove, north and south of Kippenberger Ave, encompasses a 99-hectare block area that will eventually have around 1300 new homes. Both the Rangiora Golf Course and the MainPower Stadium are on the development’s north boundary. Stage 2 titles are expected to start coming through this November, with the focus of civil works and sales then shifting to stage 3 (by early 2026), where a new show home village is planned.
