South Projects REGIONAL DEVELOPMENT Christchurch development company South Projects is continuing to carve out a niche in the city’s fast-paced residential market, with its latest project at 19 Courtenay Street showcasing the firm’s hallmark high-quality construction, attention to detail, and distinctive design. Founded in 2021 by brothers Josh and Mitch King, South Projects has grown rapidly, delivering a string of successful sell-out developments around Christchurch. Now the team has completed another standout build with five townhouses in the heart of St Albans, offering something a little different for homebuyers and investors. “We’re not just trying to build houses, we’re trying to build better houses,” says Josh. “Our aim is always to be a step above the standard, but still sell at a competitive market price. That’s the real point of difference. We’re delivering better quality and better design, without pushing the price out of reach.” The Courtenay St development includes a mix of two- and three-bedroom homes, each with two tiled bathrooms, granite stone kitchen bench tops, natural oak flooring, and secure outdoor living spaces finished with kwila decking. The largest unit features a downstairs master suite and powder room, while all homes are equipped with internal-access garages and smart lock keyless entry. “We want every development we do to be different,” says Josh. “We’re not interested in creating rows of identical units. That’s why we’ve started adding things like walk-in wardrobes and even windows in the showers – details that genuinely improve the day-to-day experience of living in the home.” The team’s design-led approach is matched by efficient delivery and strong buyer interest. The Courtenay St project sold out off the plans within two weeks, and many other South Projects properties have been snapped up even before construction has begun. It’s a pattern that’s becoming familiar for South Projects, with the brothers’ hands-on management style and tight-knit network of subcontractors playing a key role in keeping costs controlled and quality high. “We’ve been working with the same subcontractors for years,” Josh says. “They’re people we trust, and we all take pride in what we’re building together. When you walk around one of our finished sites, you can really see the difference good design and good people make.” While the Courtenay St development is now complete, South Projects shows no signs of slowing down. New builds are already underway on Gresford St in Edgeware and Cornwall St in St Albans, with more in the pipeline as Christchurch’s central city continues its upward growth trajectory. Josh and Mitch say they are particularly focused on building for first-home buyers and families, delivering homes that strike the balance between affordability and architectural flair. “People are sick of cookie-cutter townhouses,” Josh says. “We want to give buyers something that feels a bit more special. Homes that stand out in terms of design, quality and livability.
