REGIONAL DEVELOPMENT Toitoi Residential has made its mark in the Queenstown building industry over the last three years, and from the get-go has been winning awards for its work. The company started in 2016, but was rebranded as Toitoi Residential in 2022. Toitoi Residential has just entered two new projects in the Registered Master Builders House of the Year competition for 2025. The first is a quad-gable house that was completed at Mill Farm in Millbrook in April 2024 for a retiring Queenstown couple. Featuring an Italian stone bathroom, oak trusses and finished with immaculate interiors, the Warren and Mahoney-designed house is “nothing short of wow,” thanks to interior designer Davinia Sutton. The second entry is an impressive renovation at Kelvin Heights, using the same interior designer, and bringing the 2001 house into modern times, with a high-spec German kitchen. Toitoi founders Josh Hennessy and Matt Carter recently invited their foreman Mark Gleeson to become a shareholder in the business, combining all their strengths across different areas. Josh is a licensed building practitioner, and completed his apprenticeship in Christchurch in 2013, following the devastating earthquakes. Nowadays, he takes care of the job sites and overall project delivery, and is known for his attention to detail and ability to coordinate trades and timelines. Matt is the general manager, bringing strong leadership and organisational skills to the team. With a focus on construction management, pricing, accounts, and client relationships, Matt oversees the day-to-day operations of the business. His strategic approach and commitment to efficiency help ensure every project runs smoothly from start to finish. He is passionate about creating systems and solutions that streamline every phase of the building process. With Mark coming on board as a shareholder, and still on the tools maintaining the company’s high build standards, his leadership and knowledge help guide the team of qualified tradespeople and apprentices. Finding a gap in the Queenstown market, where expectations are always high, the trio has found their relationship-building skills are what really sets them apart. Building high-quality residential homes that are bespoke and individual, their point of difference is getting in early and engaging well with the clients. Josh says when there are millions of dollars at stake in high-end architectural builds, it is important that the pricing reflects the clients’ expectations. “Sometimes, achieving the client’s vision within budget means going back to the basics and refining the build from the ground up,” he says. The feedback from clients shows the team listens well and is completely transparent, with all of them priding themselves on building relationships based on integrity. “No one likes surprises, which is why we work hard to eliminate them early in the process,” says Josh. Toitoi Residential works with architects and offers its own in-house design service as well, while the craftmanship is also second to none – raising the bar within the industry. “In the early days, we were exploring what we were capable of.
