The Big Grin Orthodontists REGIONAL DEVELOPMENT A striking new commercial redevelopment on a prominent West Melton intersection is set to deliver specialist healthcare and flexible workspace to the growing Selwyn township, with completion targeted for August. Built by Bushnell Builders, the boutique project will house a new satellite clinic for The Big Grin Orthodontists, alongside a shared-office concept aimed at supporting local professionals and small businesses. Local owners, Dr Joseph Petelo and Dr Roana Donohue, say the project expanded significantly after they purchased the distinctive corner building. “We liked the look of it straight away,” Joseph says. “It is quirky, with sharp angles, and in a great location with good visibility.What started as a light refresh quickly became a full-scale renovation. It has gone from a couple of tins of paint to more than $1.5 million, and now it is going to be something really special.” The development will become The Big Grin’s third premises, providing orthodontic services and some general dentistry, while remaining close to its Papanui headquarters. “Upstairs will be the dental clinic, and downstairs we are creating a shared office space with room for around six businesses and a boardroom for client meetings,” Joseph says. “It could suit people working from home, or those who want a base closer to where they live. It is about giving people options and creating a professional environment.” Joseph says early interest suggests there is demand for both healthcare and flexible commercial space in the area, particularly as West Melton continues to grow and attract new residents. “I have spoken to others in the industry, who are keen to have a presence here, even part-time. It is the polar opposite of what used to be there,” he says. “We removed the cladding, replaced most of the framing, and worked carefully through each stage to maintain structural integrity.” The design includes curved cedar detailing and a bold exterior intended to stand out on the busy Weedons Ross Road corner. “It is modern and quite striking. It will definitely catch attention,” Brad says. He says the complexity of the build has been balanced by the collaborative approach taken by Joseph and Roana, with the help of Patrick Smart of MAP Architecture. “Joseph understands the process. He has done it before, and he is very engaged. That makes a big difference on a project like this.” Joseph says the long-term vision could extend beyond the current building, depending on local demand. “If there is interest, we could look at developing further on the site. It might be space for more businesses, or something that complements what is already here,” he says. “We just want to create something that looks great and adds value to the area. It is a place our friends and community will use, so that matters to us.”
