A full residential reclad and reroof in Brighton, Dunedin, demonstrates DKArchitecture’s ability to turn complex remediation into a cohesive architectural outcome. The Dunedin-based practice, led by Darryl Sutton, recently celebrated its first decade in business and continues to deliver residential, renovation, and commercial projects, predominantly across Otago and the South Island, with work also extending nationwide. Darryl says the consistency of the practice comes down to clear communication, collaboration, and a practical approach to problem-solving. “From day one I had one rule, say what you’ll do, and do it. That’s not changing, you won’t be left guessing where things stand; if I give you my word, you can count on it.” That philosophy is reflected in the Brighton project, where a failed final inspection due to deficiencies in the original external envelope ultimately became an opportunity to significantly improve both the performance and architectural clarity of the home. Partially completed under an earlier consent, the original envelope no longer met required standards due to poor installation and a prolonged delay before final inspection. Rather than pursue partial remediation, the decision was made to fully replace the cladding and roofing systems. Inconsistent original documentation required a complete site measure, while the home’s irregular forms added further complexity to the redesign process. A revised recladding strategy clarified relationships between these forms, improving cohesion, durability, and the overall legibility of the building. The project also became an opportunity to rethink how the home related to its surrounding environment and how the material palette could contribute to a stronger architectural identity. Importantly, the project evolved beyond a straightforward like-for-like replacement, with the client embracing the opportunity to pursue a more comprehensive and long-term architectural outcome. “The project became about more than simply solving compliance issues.” “There was a shared commitment between the client, contractor, and design team to keep pushing for the best possible result rather than settling for the minimum standard.” That collaborative approach remained central throughout construction, particularly as additional issues were uncovered during strip-out, including localised corrosion to steel framing and site drainage concerns requiring remediation and regrading works. Ongoing coordination between the client, contractor, engineer, and design team allowed issues to be resolved efficiently while maintaining the overall design intent. The updated material palette replaced the original zincalume cladding and roofing with vertical dark metal cladding complemented by lighter-toned cedar, reducing glare and helping the home sit more naturally within its coastal setting. Performance upgrades included a rigid air barrier, full insulation to meet current H1 requirements, thermally broken joinery, and improved durability detailing throughout the envelope. DKArchitecture worked closely with the contractor, engineer, and cladding installer throughout construction, refining details as site conditions were revealed to ensure the project achieved the highest possible standard of finish. The result is a durable, compliant, and refined home that demonstrates the value of addressing underlying issues properly while also improving architectural performance, liveability, and longevity. Looking ahead, Darryl says the focus of the practice remains unchanged. “I’m proud of what we’ve achieved together over these last 10 years, and I wouldn’t be here without the team around me or the support of my wife and family. At the end of the day, it’s always been about people, trust, and creating spaces worth being proud of. That’s not going to change.”
