It’s about guiding people through the journey and creating something that truly suits their lifestyle.” BUILDING No strangers to the building scene in Southland, David Reid Homes Southland’s new franchisees, Alex King and Josh Smith, combine 25 years’ trade experience and a shared passion for high-quality craftsmanship. Before purchasing the franchise, Alex ran his own residential building company for several years, while Josh worked as a foreman in residential construction and as a project manager and sales lead in the aluminium joinery industry. Having built homes for the previous franchise owner, their decision to step into the David Reid Homes network felt like a natural progression. From pavilion-style homes to unique custom designs, it was the attention to detail and architectural style that appealed, Alex says. “We always enjoyed working on those highspec projects. David Reid Homes’ builds really stand out.” For Josh, it was the perfect opportunity to enter into a business partnership “and to get back into building,” with David Reid’s strong focus on designing and building bespoke homes, likewise having strong appeal. “We can build to a wide range of budgets, but our expertise is architectural, higher-spec homes,” Josh says. “It’s our point of difference from other group home franchises. We are willing to spend the time before contracts are signed with going through the design process. “Every build is different, and that’s what we love. Having grown up in the region, they have built long-standing relationships with local trades, suppliers, and clients, with word-of-mouth referrals being important in generating new business. “People want to work with someone they know they can trust,” says Josh. Although this year has been about Alex and Josh settling in, getting established and finishing contracts under the former ownership, they have been busy planning their first show home, which is set to begin construction soon in Thompson Street, and which will become the business’ office and display site. The show home will be a 180sqm townhouse with a gable design, and will include a generous 50sqm loft bedroom and office upstairs, which cleverly maximises the total floor area on the compact site. Full of features, and with two bathrooms and three bedrooms, it demonstrates that: “We’re not just about big homes, we can do smart, functional design on any scale,” Josh says. It will be clad in Brickworks San Selmo bricks, which – speaking to David Reid Homes’ penchant for a design edge – are kiln-fired in Italy and have a distinctively rustic finish, complemented by vertical James Hardy Oblique weatherboard. “You will see raking windows and a nice raking ceiling that goes through into the loft, which will look great from the street.” A key feature of the interior will be the inclusion of eight skylights throughout to maximise the natural light and sense of spaciousness.
