REGIONAL DEVELOPMENT A new Metlifecare retirement village is taking shape in Wānaka, with Brendan Murray Construction (BMC) supporting its delivery - a project that balances lifestyle with future-proofed design for generations to come. The project forms part of BMC’s expanding southern portfolio, with Stage One featuring the delivery of the first villas and associated landscaping works. BMC Southern Regional Manager, Matt Kottier, says the development is shaped around the distinct character of Wānaka. “The Wānaka Metlifecare village is a retirement village community, designed around the Wānaka lifestyle - mountain views, four seasons, and a real emphasis on comfort and connection,” he says. “What makes it special is how the homes and streetscapes are tailored to the Central Otago climate and the way we believe people want to live here: warm, low-maintenance, and easy to enjoy.” Working in the alpine environment comes with its own set of unique challenges for the team, including fluctuating weather and coordination of multiple trades. BMC’s methodical approach keeps the build running smoothly. “Wānaka’s weather windows, supply timing, and busy interface points are the big three,” he says. “We build our programme around the seasons, lock in early procurement for longlead materials, and run tight coordination with Metlifecare, civil works and utilities. Weekly look-ahead meetings keep everyone aligned so we can get in, get it right, and keep moving.” That structure reflects BMC’s wider commitment to quality and longevity, which are all important values to the company’s nationwide vision. Matt says longevity is about “doing the simple things well,” including detailed quality checks carried out from groundworks through to handover. Each home is built using durable, low-maintenance materials suited to the climate change, with handovers supported by walk-throughs, homeowner packs, and clear maintenance guidance. It means residents can move into a village that feels established and settled from day one. A strong local focus also benefits the project. “Our commitment to the Wānaka region shows in the way we aim to engage local contractors with the intention of creating long-term relationships to enhance future deliveries within the region,” he says. “That local involvement strengthens delivery, supports the Wānaka economy, and helps foster a genuine community feel around the village from day one.” Innovation and sustainability are also integral to BMC’s delivery model. The company uses digital quality assurance tools to reduce rework, tracks construction waste monthly to minimise landfill, and sequences works to reduce carbon-heavy double handling. “The detailing is climate-smart, and we assist in the delivery of ‘future-ready’ products, so the village runs efficiently long-term.” Once complete, the residents will settle into warm, private, low maintenance villas with thoughtful indoor-outdoor flow and landscaped streetscapes designed to feel safe and connected. Stage One will set the tone for a calm, cohesive village, which will grow as later stages come to life, Matt says. The build is one that complements Wānaka’s environment, and allows residents to live within close proximity to the Three Parks shopping centre, ensuring convenience is never far away. Behind the scenes, collaboration is what results in progress. BMC operates with a “one team” approach, ensuring clear communication among all parties through structured governance and weekly coordination meetings. “The open communication lines with Metlifecare, consultants and subcontractors help us to resolve queries quickly, ensuring the site remains safe and efficient,” Matt says.
