Designed by Warnock Architecture and crafted by ND Build, the 270sqm residence is a modern, highly liveable space that complements its alpine setting. From the outset, the project has been a seamless collaboration between Reece Warnock of Warnock Architecture, and builder-owner Nick Dalley of ND Build. Nick’s dual role as builder and client, together with his wife Lucy, has allowed for a tightly aligned design and construction process, bringing their architectural vision to life. One of the key challenges was balancing their vision with practical buildability, but with Nick being both owner and builder, close collaboration meant those situations could be resolved early. The result is a home that not only embodies strong indoor-outdoor flow, along with great detail, but also achieves the performance standards required for Wānaka’s unique climate. Reece says one of the home’s standout features is the mix of robust structural solutions and refined detailing. “The home includes portal frames and steelwork integrated with timber construction, which allows for bold rooflines and wide open-plan spaces, while still keeping a warm, residential scale. It’s a project where structure, performance, and design have come together seamlessly.” There were two key goals in mind when designing the home – to make it resilient to the area’s climate, while still creating a timeless and homely feel. Wānaka’s alpine setting meant the home required above-code insulation, a thermally broken slab, and carefully considered roof forms to manage snow load. “The site is in a lower-density residential zone with height and setback controls, so we carefully modelled the form to sit within these rules, while maximising outlook and privacy. The alpine climate also directly influenced design – roof pitch, snow-load detailing, insulation levels, and cladding durability were all shaped by Wānaka’s conditions,” explains Reece. He says, aesthetically, the aim was to create a clean, contemporary look that avoided being stark, hence the use of warm timber cladding alongside sleek vertical metal to create a striking street presence. Internally, the polished concrete floors and high raking ceilings in the living areas are designed to give the house a sense of light and space. A freestanding Escea wood fire set on a precast concrete hearth also anchors the living room as both a practical and sculptural element. Over the coming months, the project will move through the various stages of cladding, interior fit-out, and finishing. “This is where the architectural detailing will really come to life, the contrast of materials externally, and the crafted interiors with a mix of polished concrete, timber and feature lighting,” Reece says. Once complete, the Raspberry Close home will showcase bold architectural form, striking, crisp exterior lines, and robust performance, while also being warm, light-filled and deeply connected to its Wānaka setting.
