DEVELOPMENT GP Builders A new housing development in the sought-after Christchurch suburb of Halswell will provide much-needed rental accommodation, helping to meet the increasing demand for quality housing in the area. Located on Ensign Street, the development sits on a 3000sqm site and features a mix of modern units and townhouses. The project includes one standalone 110sqm unit, two 100sqm units, three two-bedroom two-bathroom homes, and four two-storey townhouses with three bedrooms and two bathrooms. Each residence comes with a single garage and designated parking space, all on their own separate title, offering flexibility for future ownership or investment. The larger homes incorporate contemporary design features such as plaster cladding, coved ceilings, Velux windows, and private courtyards, enhancing both aesthetic appeal and functionality. The project did present some challenges, including the site’s soft soil requiring specially designed foundations, which were sourced through Christchurch-based structural engineering firm Constructure. Grant Price, one of the developers behind the project, is confident that once completed, the homes will attract a lot of interest. “I think we’ll rent it pretty easily – it’ll be interesting to see,” he says. The property has a family link for Grant. His wife grew up next door and spent time playing on the land as a child. The couple eventually purchased the site from the daughters of the original owners, and Grant, along with his brother, decided to undertake the development privately. Before construction began, an existing house on the property was renovated at a cost of $200,000 and later sold, helping to fund the rest of the development. Grant, who owns GP Builders, has over 15 years of experience in high-density housing projects. His portfolio includes a nine and six townhouse development on Barrington Street, and a seven-unit townhouse complex on Ferry Road. He believes the trend towards high-density housing will continue as land prices rise and demand intensifies. “There’s four going up down the road and eight going up around the corner. It’s just a sign of the times,” he says.
