88 | TGC Homes T T Emma Bailey Luxury living in desirable beachside suburb “Dunedin has, on average, some of the oldest housing stock in the country, so there is demand for new homes.” DEVELOPMENT Townhouses that allow downsizing without compromising on comfort and style have hit the market in Dunedin’s sought-after St Claire. The luxury homes, at 37 Albert Street, are only 200 metres away from the St Claire Esplanade – a quick walk to enjoy a glass of wine and some olives overlooking the beach in the sun. TGC Homes director Charles Blair says the area will be a huge drawcard, especially as the buildings are not in a flood zone as some nearby suburbs are. The price point would attract interest as well, he says. “Dunedin has, on average, some of the oldest housing stock in the country, so there is demand for new homes,” says Charles. ‘’St Claire is the best suburb in Dunedin, and it’s hard to find a new home there. A lot of times a $1million property will be bought and demolished and then a $2million home built on it, whereas these townhouses are a much more affordable option. “With the price of land as it is, to be cost-effective you need to have two storeys. The cost of lifts has come down, which makes them an affordable addition and makes the homes accessible to everyone. Next stage at Inverurie Inverurie Estate is accessed from Retreat and Bainfield roads with the benefit of offering fully serviced sections. T T from page 87 Stage 3 comprises 28 lots priced from $440,000, with seven sold by early November. Aside from the location and lifestyle, a significant advantage of living at Inverurie Estate is that there are no ongoing body corporate fees. Feedback from purchasers living at Inverurie has been extremely positive, Gus says. “They love it. They like the community, they like the space, the quietness. There’s tracks you can walk around, convenience to town. I honestly haven’t had anyone that’s had a bad thing to say about it.” For these reasons, the few who have built and sold a house at Inverurie have been able to attract a premium for their property. Gus highlights that people looking for a lifestyle property are unlikely to find anything the same and at the same price point when the estate is fully sold, especially considering development started 16 years ago. “House prices in Invercargill haven’t really gone down, they’re going up, and building costs are actually stabilising, and maybe even coming down a bit, so I think it’s a great time to build. As far as sections in Inverurie go, these are the only ones; there are no more like this and this is the end of the last stage. “I honestly can’t see anyone doing the same scale as this. There’s 85 sections [in total], there’s nowhere else like this.” Inverurie Estate is conveniently located, offering quick access to the city and to State Highway 6 and Queenstown or Te Anau, or to Gore, Dunedin and beyond via link roads to State Highway 1. Undertaking the development was initially challenging as the section sizes were less than the district plan allowed for in the existing zoning rules at the time, Gus says. “It took us almost two years to get resource consent to do it.” Inverurie Estate is accessed from Retreat and Bainfield roads with the benefit of offering fully serviced sections. Johnston Civil & Earthworks, owned by Gus and Barbara’s son Matt, was the earthworks contractor, in conjunction with Telfer Drainlaying for the installation of the services. “I couldn’t have done it without Matt doing all the ground works and roading; it was a great family achievement,” says Gus. The current low mortgage interest rates add to the appeal of it being a good time to purchase, in what could be once-in-a-lifetime opportunity Gus says. “It is a premium location on the city doorstep. That’s what the draw card was.” Inverurie Estate “While you might be downsizing, you still have a double garage you can fit the ute and SUV in along with a full-sized home. It is downsizing without compromising.” The townhouses The development consists of two luxury, three-bedroom townhouses, and two townhouses with two bedrooms, each with double garages and lifts. Being so close to St Clair Esplanade, these luxury homes offer the best of beachside living, while their light exterior colour palette gives them a real beach vibe, Charles says. The high-end homes range in size from 146sqm to 175sqm. They are designed specifically for those who want the simplicity of townhouse living, without compromising on space. Lots 1 and 2 have three bedrooms, 2.5 bathrooms, a double garage and are 175sqm homes. Lots 3 and 4 have two bedrooms, 2.5 bathrooms, a double garage and are 146sqm homes. All four homes have lifts, and are priced by negotiation. bonisch.nz Bonisch is proud to have been involved with the Inverurie Development through survey, civil design, engineering approvals and construction supervision services. 0800 802 546 Bonisch offers a comprehensive range of land development-related professional services.
