KW Design & Titanium Property ARCHITECTURAL DESIGN A boutique Rolleston housing development is demonstrating how thoughtful design and long-term collaboration can deliver affordable homes that work for modern families without compromising on quality, function, or street appeal. The Havercourt Lane project by Titanium Property Development is designed by KW Architectural Design, and brings six turnkey homes to the up-and-coming east side of Rolleston. Kate Worner of KW Architectural Design says the project reflects several years of collaboration and refinement between the two businesses, driven by a shared focus on liveability, efficiency, and value for money. “We’ve been working together for a long time now, so there’s a really clear understanding of what works, what buyers are looking for, and how to deliver that within a realistic budget,” Kate says. Titanium Property Development director Lee Paahi originally entered the industry as a bricklayer, building individual homes before gradually scaling up into residential development. Based primarily in Rolleston, Titanium has established a strong footprint across Selwyn and has recently expanded into Queenstown, while continuing to focus on affordable housing in high-growth areas. A further 22-lot development by Titanium Property is already in the planning for Rolleston as demand for well-designed family housing continues to grow across Selwyn. “At the heart of what we’re doing is creating homes that look good, function well, and genuinely suit families moving into the area,” Kate says. “Affordability doesn’t have to mean cutting corners or designing houses that feel tight or compromised.” Havercourt Lane is a small, private lane just off Selwyn Road, positioned in an emerging part of Rolleston close to amenities, Te Rōhutu Whio primary school, and what will soon be the second campus of Rolleston College, which is due to open mid-year. The location, Kate says, was a key driver in the design approach. The six homes in Havercourt Lane range around 150-160sqm, a scale that requires careful planning to ensure spaces feel generous and adaptable. Kate says a strong emphasis has been placed on storage, furniture layout, and family functionality, areas she believes are often overlooked in compact builds. “We make sure there are no undersized bedrooms and no cramped living areas. If we can, we’ll include two living spaces or at least a large lounge that comfortably fits a proper lounge suite,” she says. “I’m always thinking about how people will actually live in the home, not just how it looks on a plan.” Indoor-outdoor flow has also been prioritised, with north-facing patios, multiple sliders from living spaces, and direct outdoor access from master bedrooms where possible. Double garages, practical laundries, and ensuite bathrooms add further flexibility, with optional upgrades allowing buyers to introduce higher-spec finishes without inflating the base build cost.
