Founded in Invercargill in 2003, the company has grown from a small local operation into one of the most prominent off-site construction businesses in Southland and Otago – and a recognised leader in transportable homes. Led by Jade McNamara and wife/business partner Sarah Bohm, Exceed Homes offers everything from one- to four-bedroom homes, right through to designer baches built from clients’ architectural plans. Their purpose-built yard allows up to eight homes to be constructed simultaneously, with build times typically ranging from just 16 to 18 weeks. Since its inception, Exceed Homes has been focused on one key promise – to make homebuilding simple, stress-free, and achievable. “People are definitely realising this is the more cost-effective way to build,” Sarah says. Exceed Homes’ off-site construction model is central to its success. Homes are built in a controlled environment, reducing weather delays, improving quality control and providing greater cost certainty for clients. Once a home is complete, Exceed manages the full delivery process, including transportation, foundations and service connections, ensuring a seamless experience from start to finish. The company’s transportable home range is distinctive, with designs named after artists from Jade’s record collection. From the 35sqm one-bedroom ‘Bowie’ to the 140sqm four-bedroom ‘Knoffler,’ each design can be customised to suit individual needs and delivered anywhere throughout Southland and Otago. Every Exceed home is delivered finished and ready to move into, including painting, flooring, bathrooms and fittings. Clients can also receive guidance on heating solutions and interior furnishings, ensuring the final product reflects both practicality and personal style. Much of the company’s ongoing work comes through word of mouth, a testament to its reputation for reliability, transparency and quality, and many clients return to Exceed Homes for multiple builds, particularly farmers seeking quality worker accommodation. In June 2019, Exceed Homes strengthened its position as an industry innovator through a high-profile partnership with Westpac. Together, the two organisations demonstrate how collaboration can remove traditional barriers to homeownership. Westpac’s Prebuilt Home Loan – designed specifically for prefabricated construction – supports clients throughout the build process rather than only at completion, offering a simpler and more secure financing pathway with deposits as low as 10%. With more than 20 years of experience, Exceed Homes continues to evolve, diversifying its offerings while staying true to its founding principle: making building straightforward, efficient and stress-free. As the housing landscape continues to change, Exceed Homes remains focused on what it has done well for over two decades –delivering high-quality homes, built smarter, for the South. “We’ll also start offering different things along the way, and always be your number-one off-site building team in Southland and Otago,” says Sarah.
