Luxmore Developments REGIONAL DEVELOPMEN A major new subdivision in Te Anau is bringing a fresh mix of residential and commercial space to the heart of the town, with 124 sections on offer and demand already heating up. A project driven by a strong local vision, Luxmore Developments is led by director Kim Hollows, whose longstanding involvement in Te Anau’s growth and infrastructure laid the groundwork for the development’s success. It includes 34 commercial lots and 90 residential sections, ranging in size from 450 to 1000sqm, to be delivered in stages. General manager Cassy O’Sullivan says the centrally located site complements the town’s existing layout and services. “It’s nestled within an already well-established part of Te Anau, so our vision is to create something that feels integrated – a development that blends naturally with the existing community.” She says the project marks a shift from their previous work at Fiordland Estate. “Fiordland Estate stood more independently on the edge of town. This time, we’re focused on creating something that feels connected and cohesive.” Careful consideration has gone into the layout to ensure different land uses can comfortably coexist. “We’ve taken care to ensure the residential and commercial areas feel distinct yet connected, with a layout that supports both functionality and community use,” Cassy says. “A central open space acts as a natural buffer, while still maintaining accessibility.” Commercial titles are now in place, and several lots have already been secured by trusted local businesses. “It’s great to see that level of hometown backing,” Cassy says. “And we’re equally excited to welcome new players, with confirmed interest from developers looking to bring something fresh to Te Anau.” The additional commercial space is a welcome boost for the growing regional centre. “This location allowed us to extend the footprint in a way that made sense – directly adjoining the industrial area and central to existing infrastructure.” On the residential side, stage 1 is now in full swing, and local real estate agents are busy marketing the sections, with agreements already in place with buyers. “People are buying off the plan, but with the road open in July, they’ll be able to physically drive around and view the lots,” Cassy says. “It’s nestled within an already well-established part of Te Anau, so our vision is to create something that feels integrated – a development that blends naturally with the existing community.” “We’re excited to be offering house-andland packages as the development progresses, with Bennett Homes leading the way through their commitment to a show home on-site.” Cassy says Te Anau offers a lakeside lifestyle at a more accessible price point than other southern hot spots. “These are likely some of the best-priced sections you’ll find anywhere in New Zealand, starting from around $210,000. We’re the last lakeside resort town to be developed, so it’s not a matter of if people will come – it’s when.” Just a few minutes’ walk to town and another 10 or so to the lake, the residential sections are expected to appeal to retirees, families, and investors. “There’s definitely huge appeal here for people looking at holiday homes, especially given the accommodation shortage in Te Anau,” Cassy says. “It’s attractive to mums and dads wanting to expand their investment portfolio. They could secure a lot, build a home, and earn a strong return through platforms like Airbnb.” That said, the developers are aiming for balance – attracting both investors and permanent residents. “We’re also expecting interest from Central Otago, where the cost of buying or building is getting out of reach for many.” Luxmore Developments is proud to be collaborating with local businesses on the project – Te Anau Earthworks, and Bonisch, specialists in surveying, planning, project management, civil engineering, and resource consents. “Both teams are already on the ground and playing a key role in keeping things moving,” Cassy says.
