Noordanus Architects ARCHITECTURE The brief – splendid home with stunning vieDesigning a home to best take in views of the spectacular Charteris Bay in Banks Peninsula has been a full-circle moment for Noordanus Architects partner Sarah Leech, who happened to grow up there. Sarah worked closely with her clients to create an amazing home at the Marine Drive section, which looks down into Lyttelton harbour, providing stunning views. The clients, Martin and Milica, were great to work with, especially as they had experience in renovations, Sarah says. “Working with them has been one of the best things about the project. They knew what they wanted. The house had to have a big kitchen and a scullery, a wood fire and lots of light throughout the house, and natural materials like timber and stone,” Sarah says. “They also said at one of the first meetings they wanted to be surprised, and having these great views the house opens out to, helps this. They are very detail oriented, and that collaboration has been key.” Having grown up there, Sarah knows and loves the area. “One of the best things is the separation from the city. The drive over the hill transports you into a completely different feel – there is a microclimate and everything feels more open, while still only being 30 to 45 minutes from town.” The section had a few issues, with tunnel gullies where water run-off had caused the land to sink. “We started working with Geotech very early on. There is a bit of rock at the site, but nothing too major.” The spacious home has a total floor area of 284.6sqm. The master bedroom has an ensuite, and then there is a main bathroom for the other two bedrooms, as well as a separate laundry. “The lounge is stepped down from the kitchen and dining, and has a sloping ceiling with the high point at around five metres as it opens to the mezzanine above the kitchen and dining,” Sarah explains. “The entry steps up to the main floor, and at the front door the ceiling is 6.6 metres high.” The design also includes a sunken garden in the lounge and a TV that is recessed into the floor. The mezzanine floor, which also takes in the view, will be where the couple have their office to work from home. Lot of bookcases were a must-have in the project, as was space for family. “They have a big family with lots of grandchildren, so having lots of space for them was really important so there are lots of open spaces to accommodate everyone.” Making sure the home was functional was key, with under floor heating and triple glazing being installed. Hillview Construction is charged with building the home. “Shaun and Jackson have been great to partner with, they are already asking about small details now to make sure it all works,” says Sarah.
