T T Russell Fredric A spacious Musselburgh site is being reshaped into a purpose-built residential haven, as Blue Sky Property targets a gap in Dunedin’s housing market with its Bayfield Road development. The project, The Village, brings together seven single-level homes, architecturally designed specifically for buyers seeking a simpler, low-maintenance lifestyle within an established suburb. Blue Sky Property director Lyndon Fairbairn says the niche development on a quiet 1600sqm site was driven by a clear shift in what buyers were asking for. “There’s a lack of new-build downsizer homes in Dunedin, and that’s really where this came from.” Each home has been designed as a two-bedroom layout with one or two bathrooms, internal- access garaging, and a footprint of around 96sqm. North-facing living areas open to private courtyards, while outdoor spaces are finished with hardwood decking and planting to create a pleasant, ready-to-enjoy living environment. A focus on great aesthetics, durability, and ease of ownership has shaped exterior material choices, with a mix of low- maintenance brick and shiplap panel cladding. “People just want something single-level, with a garage, that’s warm, low-maintenance and easy to live in,” says Lyndon. The development also offers accessible living designs, allowing buyers to incorporate features such as wet-floor showers, wider hallways, and improved flow between indoor and outdoor spaces. “That gives people the option to stay in their home longer, without having to make changes later on.” Beyond the individual homes, the layout has been planned to create a sense of shared space while maintaining privacy. A community garden sits at the centre of the development, building on a concept the company has used in earlier projects, balancing privacy with a genuine sense of connection. Construction is now underway, with groundwork completed and building progressing towards a summer finish. Early demand has been strong, with several homes already secured ahead of completion. That response has come, despite a softer building economy, which Lyndon says reinforces the importance of aligning design closely with buyer expectations. “We spend a lot of time working out what makes a good, liveable home, and when we bring something to market, we know people want it,” he says. The Bayfield Road site has played a key role in making the project viable. Its flat profile has allowed for a more efficient build compared with many parts of Dunedin, where sloping land can quickly add complexity and cost. The location also adds to its appeal, sitting close to Bayfield Park, local shops, and coastal amenities, including a walkway/cycleway, while remaining only a short drive from the city centre. For Blue Sky Property, the development represents an attractive price point, with homes positioned in the $700,000 to $800,000 range. “We’re really happy to provide something for the market at a bit of a lower price point and keep some style and design and have it architecturally designed,” says Lyndon. “It’s been a key thing for us, and it’s something we’d like to repeat if we can.” The Bayfield Road development also reflects a broader shift in how housing is being delivered locally, especially with limited flat land available in Dunedin. “It’s really important that we keep building and making better use of the land we’ve already got,” Lyndon says.
