Director AJ Singh says building can be complex, so Dreamland Homes focuses on communication and strong relationships with clients, contractors, and suppliers. “We take care of everything, from coordinating contractors to planning all aspects of the project, leaving clients time to focus on other things,” AJ says. The company can work with clients that already own land, providing budgets and feasibility studies to show what is possible and what potential returns may look like. Alongside client projects, Dreamland Homes is also undertaking its own developments. One of those is the 47 Surrey Street project in Christchurch, where an earthquake-damaged site is being transformed into five, three-bedroom townhouses. AJ says the opportunity came from living next door. “I could see the house was heavily earthquake damaged, but I knew there was an opportunity to develop the site,” he says. “I approached the owner, put in an offer, and it all worked out.” In a deliberate move away from smaller, investor-led projects, each townhouse will include an internal garage, two and a half bathrooms, and a downstairs toilet. “I wanted to build something that stands out for its scale, quality, and long-term value,” AJ says. “A lot of developments are two-bedroom units with no garage. I am targeting first- home buyers, who work close to the city and want more space.” The development is located just a few kilometres from central Christchurch in an established neighbourhood. “You are very close to the city, but still in an established area. That balance is a big advantage for buyers,” AJ says. Dreamland Homes launched just a year ago, but AJ says momentum is already building. His move into property development followed a background in hospitality and a longstanding interest in housing. “I stepped out of my comfort zone to see if I could make it work in this industry,” he says. “My first project was a four-bedroom home in Ravenswood, which we sold last year, and this is my second multi-unit development.” A key point of difference for the Surrey St project is that AJ is managing the build while living beside the site. “Being right next door means I can be very hands on,” he says. “We manage the scheduling, subcontractors, and materials in-house, which helps ensure quality and efficiency.” Subcontractors have been carefully selected, with many bringing more than 20 years of experience to the project. “That experience is critical. You need reliable people to deliver a high standard,” AJ says. The project has also required detailed design and compliance work. Working with DC Architecture, Dreamland Homes has addressed TC2 land conditions and updated flood-zoning requirements, which meant raising site levels higher than first planned.
