PROPERTY While student accommodation is the mainstay of Dunedin’s rental market, NZPS Property Management has carved out a niche in another growing space. Currently the city is experiencing a growing professional workforce connected to the hospital, university, and a range of growing businesses and organisations. “What we are seeing increasingly is demand from professionals relocating to Dunedin for work, often from other parts of New Zealand or from overseas,” director Peter Rawling says. “These tenants typically have very different expectations from traditional rental accommodation. They are looking for warm, modern, low maintenance, quality rental properties.” NZPS Property Management has intentionally positioned itself differently within the Dunedin rental market, Peter says. “We do not represent or manage student rentals, or properties that I wouldn’t be happy living in with my own family. Instead, we focus on quality homes and new-build townhouse developments, and working with professionals and families relocating to the city.” Another defining feature of the Dunedin rental property market is the age of much of the housing stock, he adds. While the city’s character homes are part of its charm, they can present challenges around Healthy Homes compliance, such as heating and insulation. “NZPS Property Management always ensure the properties we represent are 100 percent Healthy Homes and Smoke Alarm compliant — no ifs or buts. We obviously work for the landlord though our tenants’ well-being is incredibly important to us. But over the past decade there has been a growing number of high-quality townhouse developments which are helping modernise the rental offering in the city. When tenants feel respected and well supported, they are far more likely to care for the property and stay longer. Stable, longterm tenancies are ultimately beneficial for both parties. “Our role as property managers is to provide clear communication, set expectations early, and respond quickly when issues arise. When those fundamentals are in place, the vast majority of tenancies run smoothly.” The parent company, NZ Property Solutions — a real estate business — was founded about 20 years ago by Lyndon Fairbairn, a born-and-bred Dunedinite. Peter — also a Dunedinite who returned to the city after 15 years overseas in 2019 — joined the business as a partner, developing their rental division NZPS Property Management. Property management has become significantly more complex over the past decade, Peter says, with regulatory requirements such as Healthy Homes standards and tenancy legislation increasing the level of compliance landlords must meet. At the same time, rising maintenance costs and the realities of managing older housing stock mean landlords need to take a more proactive approach to property care. “Our role is to help navigate that complexity. “Through strong systems, regular inspections, trusted maintenance networks and clear communication, we take much of that administrative and compliance burden off property owners. “Ultimately, our goal is simple: to ensure landlords’ properties perform well as longterm investments while providing tenants with warm, well-managed homes, and provide better rental experiences for all involved.”
