ARCHITECTURE Design Factum Since launching Design Factum Ltd in 2010, award-winning architect (VEN Reg – NZ LBP D2) Belfiore Bologna has delivered a diverse range of residential and hospitality projects across the South Island. The Italian New Zealander, who was born in Venezuela, brings an extensive international architectural background to his practice, along with considerable experience in the New Zealand market, including a decade managing Architectural Studies at Ara Institute of Canterbury. He is also Honorary Consul of Italy for the South Island. A key design focus for Belfiore is to create site-specific, functional solutions in synch with modern living requirements. That ethos is consistently applied, whether it’s for a medium-density project or a standalone highend home. At the upper end of the market is a lavish four-bedroom hillside home that Belfiore is designing for Roman Building & Construction as a luxury show home to be built at Christchurch’s exclusive Cashmere Estate. With ground penetration minimised, thanks to clever engineering, the home appears to float above the site, gently stepping down the slope in semi-split levels with interconnecting decks. The upper-level open-plan kitchen, living and dining flows to a terraced area with sweeping city views. A guest bedroom is in the upper part of the home, too, along with a multi-media room. The intermediate level includes two bedrooms with shared bathroom, while the master bedroom and ensuite is on the lower level, with decking leading to a Jacuzzi area. Belfiore’s designs are making an impact across suburban Christchurch. He has recently designed three townhouses in Phillipstown for MAN Group Ltd, a Christchurch-based property development and investment firm with a growing rental portfolio. This townhouse trio, with generous car parking, showcases how good design can maximise use of space. “These are modern two-storey, threebedroom townhouses,” says Belfiore. “Each bedroom has its own ensuite and there’s a powder room under the stairs. Kitchen, living and dining areas are still generous, too, as is the outdoor area. “Clients come to me because of the specific way I arrange spaces to fit in as much as possible without looking cramped. It’s all about optimising investment.” Construction is advancing well on-site, with these townhouses due for completion in June. Design Factum’s other project for MAN Group, currently going through resource consent, is a smartly presented 25-apartment, three-level development in Linwood. Designed for affordable living, it includes 17 studio apartments and eight one-bedroom apartments. Again, use of space has been maximised in the design. The Linwood Avenue location is convenient and connected. There is also car-parking provision on-site and a covered bike park for future residents. Construction is due to start later this year. Belfiore is also an accomplished design partner in the hospitality sector. In 2023, Design Factum won an ADNZ Resene Architectural Design Award for The One Rooftop Bat & Restaurant at the new Christchurch City Hotel. He recently delivered a design project for an Italian restaurant brand in Arrowtown, and is currently analysing feasibility for another restaurant at a well-known hotel in Queenstown, paving the way to further hospitality project work. Meanwhile, Belfiore has proudly served as Honorary Consul of Italy for the South Island for the past decade, and continues to do so as part of his working life, with duties ranging from processing biometric data for passports, assisting Italian nationals in need, producing notarial documents, as well as arranging maritime documentation for Italian crews on vessels like the icebreaker Laura Bassi that’s supporting Italian science in the Southern Ocean and Ross Sea.
