Luxmore Developments will eventually deliver 124 residential and commercial sections on a site surrounded by wellestablished neighbourhoods, just minutes from the town centre. Stage One of the development comprises 27 residential sections, all of which are now titled. General manager Cassy O’Sullivan says the level of interest is a combination of strong demand and a price point that is increasingly rare in this part of the South Island. “Stage One includes some of the most competitively priced sections currently available in Southland,” Cassy says. “That level of value has really driven the strong interest we’re seeing.” She expects those sections to be fully spoken for within the next few months, with a steady flow of enquiries. The appeal is not driven by price alone, with wide streets, convenient turn-key build options, and flexible covenants helping differentiate the development from other subdivisions. For locals, the project marks the closing of a long-standing physical divide along Govan Drive, where two separate cul-de-sacs are finally being linked. Luxmore Developments made a conscious decision that the new neighbourhood continue the street footprint of the old. “It’s beautiful to see new houses being built already. New street names include Willetts Way and Sir Richard Hayes Drive — nods to local legends who helped shape Te Anau’s civic and aviation history. Stage Two is already in play, with 35 sections on the plans and titles expected no later than August 2026. Pricing for Stage Two has stepped up in line with where Te Anau now sits in the regional property market, and early indications are interest has not waned. For Luxmore Developments, it is a conscious response to Te Anau’s welldocumented housing squeeze. “We wanted to have a multiple dwellings clause in our covenants so that we can expand our Airbnbs and accommodate people wanting that passive income,” Cassy says. Not every site will be suited to a second dwelling, but the covenants have been written with that option in mind to reflect what Cassy describes as a “surge in demand” for additional accommodation in the town. PGG Wrightson has been appointed sole agents, led locally by Sandra Macnamara and Angela Monteith. “They are really in tune with the market here in Te Anau,” Cassy says. “They’ve got great contacts, so their reach is wide…they know the product that they’re selling well.”
