South Projects DEVELOPMENT South Projects is expanding its footprint in Christchurch’s residential market, moving into high-end homes, while continuing to deliver affordable properties with a distinctive architectural edge. Founded in 2021 by brothers Josh and Mitch King, the company has built a reputation for producing quality townhouses and residential homes that stand out in both design and finish. The company has several projects underway that likewise cater to this upper end of the market, including a development at 73 Bretts Road in St Albans that features two standalone architecturally designed homes. Each spans approximately 250sqm and includes four bedrooms, 3.5 bathrooms and a swimming pool. Designed with a white brick and cedar exterior, the homes feature curved second-storey forms and hidden parapet flashings, and the main living areas open on to kwila decks. “One has already sold, and the second will be auctioned upon completion so people can have an opportunity to look through it and bid to try and secure what will be a standout home,” says Josh. Another project at 148 Knowles St comprises three standalone homes of around 210sqm. These are also firmly positioned in the highend bracket, each including lifts. Two homes offer four bedrooms and the third has three. Incorporating lifts reflects a broader shift in the market, where buyers are thinking longterm about how their homes will serve them as they age. It means the homes will be ideal for those looking to downsize, who don’t want a lot of land to look after but still want a highend luxury experience.” Further signalling its move upmarket, South Projects has recently acquired land at 84 Murray Place near Merivale. Josh says the location, close to popular amenities such as Aikmans Merivale, is expected to attract strong interest. He also stresses that South Projects will continue to build more affordable products. “Regardless of price point, every development includes elements typically associated with higher-end homes, such as tiled bathrooms, ensuites and walk-in wardrobes. This commitment to quality is central to the South Project’s identity.” South Projects market is broad. It focuses on sourcing land, developing it and delivering completed homes to first-home buyers, downsizers, families and investors.
