For more than 60 years, BJ Carter Builders have been shaping homes across Southland, building a reputation through craftsmanship, reliability and a commitment to excellence. The Southland-based company’s latest entry, which claimed silver in the prestigious House of the Year awards, is an example of that tradition – a 366sqm coastal home that transformed a challenging wedge-shaped site into a display of architectural flair. Designed by NJS Architecture and built by BJ Carter’s experienced team, the property occupies two sloping sites overlooking Taramea Bay and the Aparima estuary. It has two linked pavilions fanning out towards 180-degree sea views, reflecting both the creativity of the design and craftsmanship of the build. BJ Carter Builders director, James Carter, says the location required resilience from the outset. “One of the main challenges was ensuring durability in the coastal environment. The constant exposure to sea spray and salt air can be very harsh on buildings, so careful consideration had to be given to selecting the right materials and finishes,” he says. The team focused on using products that could withstand corrosion and weathering to ensure long-term performance and minimal maintenance. That philosophy of forward planning and problem-solving is part of what has made BJ Carter a trusted name for generations. The company not only managed the build, but also produced the home’s bespoke joinery. “Every piece of joinery in the home was custom-made, designed and crafted in our own joinery workshop,” James says. “This bespoke approach meant we could tailor each element to the client’s style and the home’s architecture, resulting in one-of-a-kind features that highlight the artistry and attention to detail of our master joiners.” The end result is a home that blends elegance with functionality. The main bedroom has its own deck, dressing room, and ensuite. Multiple living areas and a kitchen with a butler’s pantry assist everyday living and entertaining purposes. Step outside and the functionality continues with an area that offers year-round enjoyment, thanks to sheltered decks, a spa area, and a central courtyard protected by a retractable louvre roof. The home was also built with sustainability in mind. It features wool insulation, thermally broken windows, and underfloor heating to enhance comfort. For architect Neil Slater, the project was about making the most of the site’s potential. “If I left the home square, we missed an opportunity to take in the beach views to Taramea Bay, therefore I cranked the east wing on an angle to fully take in Taramea Bay,” he says. That design choice also provided space for the internal courtyard, which Neil describes as a calm area, no matter the wind direction. James says the home demonstrates the power of collaboration. “Complex sites and challenging builds will always present unforeseen issues, but when all parties are collaborative and solutions-focused, those challenges can be turned into opportunities that strengthen the final outcome.” James says the build also showcases the skill and dedication of his carpenters and joiners at every stage, from the foundations through to the roof, and every detail in between. BJ Carter Builders continues to demonstrate why it has been a cornerstone of Southland building for more than six decades.
