Cromwell Industrial Subdivision T T Aimee Wilson REGIONAL DEVELOPMENT A small Central Otago cherry orchard is making way for a new 10-hectare industrial development alongside the state highway north of Cromwell. Cerise Orchards Ltd manager Murray Frost looks after the company and related projects around Wanaka and Cromwell, but the industrial subdivision is a first. “The opportunity arose and we could see that Cromwell was perfectly located to support the surrounding towns, and with land prices only half of what they are in Queenstown and much less than in Wanaka.” The developers have a residential development at Lake McKay near Wanaka, and have completed several other large-scale projects in the past 30-plus years. The new Cromwell industrial development on the corner of Cemetery Road and the Queenstown-Cromwell state highway was consented about two years ago, and is already 70% sold off the plans. Rezoning under the Central Otago District Council Plan Change 18 enabled the new subdivision to move ahead, alongside the council’s own 52ha industrial development. Earthworks in the 37-lot subdivision are now complete, with civil construction (roads, water and power) underway and expected to be finished by December. Murray says they have had high demand for the sections, which include a mixture of frontage lots and large sites facing Old Saleyard Rd, with easy access to the highway. “Some people want to build buildings to let out, and others want to establish businesses on-site.” Due to commercial sensitivity, the types of industries interested in the new development couldn’t be disclosed, but the company has been impressed with the response. “Cromwell is cheaper and becoming a well-established natural hub,” Murray says. It is also an easy commute for people to both Wanaka and Queenstown in one day, and an efficient travel distance for transport operators from Christchurch. “That’s why it has developed so quickly the last 10 years,” he adds. With the CODC doing its own industrial subdivision along Bannockburn Road, together the two new developments will add a lot of value to the area. “As a town, it has most things people want as New Zealanders,” says Murray. Both Colliers and LJ Hooker have done an outstanding job in marketing the industrial subdivision, he says, as has Maungatua Contracting with the physical works on-site. Meanwhile, the developers are about to launch stage 2 of their Twin Lakes project, with some of the best lifestyle blocks offered for sale in Wanaka. Ranging in size from 5ha to 10ha, all the sites feature stunning lake and mountain views, and are surrounded by fully sealed roads. Murray says each site had an approved building platform with both potable water and power, and showcases Central Otago at its finest. Over the past few years, Cerise Orchards has developed 320 sections at Peninsula Bay, a further 115 in Penrith Park, 45 sections in Minaret Heights, 100 sections in Queensberry Hills and Pukerangi, and a further 75 sections at Grand Vista in Dunedin, along with 70 sections at Owhiro River in Mosgiel.
