Collectively Bayleys Commercial, Property Management and Valuations have all aspects of a commercial portfolio covered: buying, selling, leasing, managing, and valuing. In other words, they combine to offer a highly efficient full-service commercial property workflow for the region’s clients big and small. When William’s team sells a property to new owners as an investment they typically bring them to Craig’s commercial property management team to manage. “Then Lance works with all the same client base across the South Island valuing up any assets across all areas so there’s a massive synergy between the three business lines,” says William. At the beginning of the year, wanting to further capitalise on that extensive collaboration, William pulled all the commercial teams and their managers together onto the same floor. “While we were already a very strong team it’s made a massive difference. Just being able to walk over to another Head of Department to liaise for a speedy response instead of having to wait for a reply to an email. “It takes us literally 30 seconds to walk over and get an answer we can immediately feedback to our clients which they love,” says William. Those clients range from Foodstuffs South Island Limited with a $1billion portfolio, through various high net worth individuals with substantial commercial portfolios, to numerous mum and dad investors or individual clients who might have a single unit in a commercial complex they’ve owned for years. Regardless of the size of the client’s business, all three teams tend to be involved in some way, and they all share a common goal: “to try and help people get the best value out of their asset whether it be managing it, valuing it, leasing it or reselling it. We’re here to assist our clients to make the best use of their investment,” says Craig. For the last two years running, Bayley’s Commercial team in Canterbury is the number one Agency for Bayley’s nationally for the number of deals or transactions done. “It’s a massive achievement for William and his team, but we all play a small part in it,” says Craig. William agrees, because the key to it all is their client focus across the board. “For us as a group and across our company the clients come first always. We’re not transaction focused we’re client focused so our relationships go deep. We go above and beyond for clients in every aspect,” he says. It might be a property manager who stays on site to sweep out a room or a sales agent helping their client to make their place look appealing, William can count on his team to go the extra mile. “It’s about showing our clients that we care. I can’t describe it any other way,” he says. “Yes, we buy, sell, lease, manage and value bricks and mortar, but at the end of the day it’s the people that are in those buildings or who own those buildings that we care about,” says Craig. Since the start of the year the three commercial teams have all been on one floor, the only group in the South at a commercial level to be working from the same premises. Perhaps that will be enough to help them secure the top spot nationally for the third year in a row. Bayleys Commercial, Property Management and Valuations have all aspects of a commercial portfolio covered “We’re not transaction focused we’re client focused so our relationships go deep. We go above and beyond for clients in every aspect.”
