Katipo Design: Grove Street, St Kilda ARCHITECTURAL DESIGN A fresh take on townhouse living is taking shape in St Kilda, Dunedin, thanks to the expertise of local firm Katipo Design. Led by licensed building practitioner and architectural designer Stu Macbeth, the Dunedin-based company specialises in new homes tailored to each site, with a particular focus on functional design and the use of tactile, durable materials. “At Katipo Design we pride ourselves on functional design and well-proportioned spaces with the end use in mind,” Stu says. “Any layout must also allow for good flow and function, and provide aesthetic appeal in terms of the form, style, materials and key features of any project.” Katipo Design’s latest project is the 3 & 5 Grove Street multi-unit development in St Kilda, and reflects that philosophy. Commissioned by clients Stellar Residential, the project transformed two adjacent sites into a cohesive, 10-unit townhouse development designed to offer a warmer, drier alternative to Dunedin’s traditionally cold and damp housing stock. Designed with two different floor plans, the project maximises sunlight, privacy, and space, all while keeping affordability, and longterm maintenance in mind. “Early on in the design stage we decided that two different floor layouts would be more suitable and work best on the site to allow greater separation and variety between the townhouse units,” Stu says. “Five blocks of units have been designed to maximise the site’s potential [and] the separation between units increases outdoor space for occupants of each unit. It also allows all 10 units to share a single vehicle access, which is a more efficient use of space and provides a much larger open car parking area, creating easy access and manoeuvrability.” The development also aligns with the district plan, which allows for higher-density housing, helping to address the city’s growing demand for quality accommodation. Stu says well-detailed, high-quality drawing documentation plays a key role in streamlining the building consent process and minimising issues during construction. The Grove St development aims to benefit the rental market and first-home buyers, providing better living conditions within a healthy home environment. With affordability in mind, the homes have been designed to offer thoughtful extras that set them apart, including storage, user-friendly stairs, and dedicated laundry spaces that don’t take over kitchen areas, a common compromise in many similar developments. Katipo Design’s Grove St project uses a combination of materials, including Sto render, James Hardie Stria and Abodo timber weatherboard, and long run metal roofing. Stu says the materials were selected to complement each other, while adding a variety of colour and texture, and providing for easy low maintenance. “At Katipo Design we like to use materials in different ways to add interest and appeal to the overall design. “These materials can either complement or contrast with other materials, providing different textures and colours, softness and warmth, depending on the design and client brief.” As demand grows for smarter, more efficient housing, Katipo Design is well placed to bring visions to life, with Grove St being just one example of its ability to transform a site into something truly special. Looking ahead, the team has a variety of work on its books, including alterations and extensions to existing homes, new builds and indoor pools, proving it has what it takes to turn residential dreams into reality.
