DEVELOPMENT TW Property Work is progressing on TW Group’s Howard Street development in Hastings, with the launch of a new show home, and build projects getting underway. A council-built reserve will sit alongside the site, with planned links providing residents with direct access to green space and local amenities. “This will become a really nice addition to the suburb alongside the other developments happening in the area,” says Matt Sproull, development manager at TW Property. “The reserve connection is a big part of creating a neighbourhood feel rather than just a standalone subdivision.” Stage 1 of the Howard Street development focused on larger 600sqm sections and has already been completed. Stage 2, which is now underway, comprises 39 lots, most of them around 400sqm, well suited to modern homes of approximately 160-180sqm. Civil works for the project includes raising low-lying land with 10,000 cubic metres of engineered fill, alongside the installation of wastewater and stormwater infrastructure. “Our TW Civil and Infrastructure team are managing everything from ground preparation through to services,” explains Matt. “That integrated approach allows us to move efficiently, while maintaining quality control across the whole project.” Homes within the development are being delivered as house-and-land packages by TW Homes, another business within the TW Group. The group’s vertically integrated model means multiple in-house teams are involved, from property and civil works through to construction, plumbing, electrical, painting, and landscaping. “All the TW Group will be involved in the builds, which gives clients confidence and consistency,” says Matt. “We’re also able to adjust plans to suit buyers, so there’s flexibility rather than a one-size-fits-all product.” A key milestone for the development has been the opening of TW Homes’ first-ever show home at 1237 Howard St. The 206sqm, four-bedroom, two-bathroom home sits on a 600sqm section and showcases the design quality and attention to detail the group aims to deliver across the subdivision. “As a showcase property, this home highlights the standard we expect on every build,” says Matt. “The fact that two clients have already chosen to build with us a near mirror image of the show home is a good indicator of how well the design has been received.” Alongside the show home, TW Group has built a spec home for sale, is constructing another for a client, and has a third contracted. A further five homes are about to commence as Stage 2 gathers momentum. While Howard St is a flagship project, it sits within a broader pipeline of residential activity for the group. TW Group has recently completed Stage 1 of Eriksen Road in Te Awa, Napier, a development delivering 46 new sections. It is also currently building eight homes at another Te Awa Napier site and has several social housing projects underway across the lower and central North Island. “Our focus is on delivering quality residential outcomes, whether that’s social housing, family homes, or larger developments like Howard St,” says Matt. “Being an end-to-end provider means we can manage projects from the first spade in the ground right through to handing over the keys.” DIRECTION, STABILITY & CONFIDENCE IN YOUR PROJECT READY TO GET STARTED?
