Landmark Homes Wellington has showcased its specialist expertise in complex urban construction with the successful completion of a challenging townhouse rebuild in Mt Victoria. The Lawson Place development involved replacing four monolithically clad townhouses that had reached the point where demolition was the only practical option. Delivered on a constrained inner-city site, the project is a strong example of the company’s ability to manage bespoke builds in demanding Wellington locations. Franchisee Kim Baldwin says the job began with discussions in 2019 after the owners approached Landmark Homes Wellington for a solution. “There were four separate owners involved, and they were part of a wider body corporate of similar properties,” Kim says. “These four homes were grouped together with shared party walls, so it made sense for the owners to work together on a rebuild.” The original townhouses had to be demolished and replaced within strict planning controls. The new homes had to remain on the same 55sqm footprint and comply with the same height and bulk restrictions as the previous dwellings. The result is a modern three-storey development clad in James Hardie products, selected to suit the exposed hillside environment. Kim says every Landmark Homes Wellington project is tailored to the site, and Lawson Place was no exception. “We are essentially a bespoke builder,” he says. “In Wellington, no two sections are the same. You are dealing with hills, tight access, difficult council requirements, neighbouring properties, and unique topography on almost every job.” Securing approvals proved one of the most difficult stages. Because the homes were light timber frame construction and three storeys high, the consent process required extensive structural review. “It took around eight months to get through council. There were a lot of hoops to jump through, particularly around engineering and compliance.” Once construction began, the realities of building on a compact established site created further challenges. Vehicle access was limited, storage space was minimal, and parking was at a premium. Weather delays also added pressure during the 18-month to two-year programme. Despite that, the homes were completed and occupied before Christmas. Kim says maintaining positive relationships with the owners throughout the process was one of the project’s biggest achievements. “These were elderly clients who had to move out of their homes while we rebuilt. They showed patience and resilience. It was rewarding to see them settled back into their new homes.” Based in Petone, Landmark Homes Wellington is an award-winning Master Builder operation that completes around eight to 10 homes a year, focusing on quality rather than volume. Kim took over the franchise in 2016 and brings more than 30 years of architectural design experience. The business offers in-house design, project management, new homes, rebuilds, subdivisions, townhouse developments, and feasibility assessments. Kim says demand remains steady for well-planned housing projects, particularly where landowners want to unlock the value of existing sites. “Rules change, costs change, and construction prices rarely go backwards.
