There has been huge interest in Springwater Country Estate in Putāruru even before the villas have been launched to the market, says developer Tim Bartells. “We have a large list of people who have expressed interest and have employed a village manager, Susan Amos. Sue will be making appointments with people shortly,” he says. When complete Springwater Country Estate will include 254 villas and potentially 500. “We’re aiming for it to be 500 villas and are in discussions with council. It will be the biggest village in the country,” says Tim. The villas come in five different sizes: two bedroom options of 95sqm, 111sqm and 133sqm. All come with single garages that can be upgraded to double garages. There are also three bedroom options: 165sqm and 185sqm. These both come with two bathrooms and a double garage. Within the five options there are 18 variations. “There is a size and price for everyone,” says Tim. “All are exceptionally high quality contemporary designs and include the highest insulation spec, thermally broken windows and central heating and cooling ducted to every room. Outdoors areas are beautifully landscaped. People can move in and not have to do anything.” A 400sqm rec centre is also underway with kitchen, lounge, bar, pool table, TV and central fireplace. “So from day one when people move in they will have this place to gather together or have a family function,” says Tim. “It’s all about creating a community, people looking after each other. That is the motivation we have to make our village the best it can be.” A main rec centre of 1500sqm will follow eventually offering a heated swimming pool, spa, picture theatre, gym, café and restaurant, library, doctors’ rooms, snooker and pool tables, virtual golf, bowling green and a Menz shed. In addition residents will enjoy a variety of social opportunities including free weekly happy hours, bbqs and dances to name but a few. Putāruru Golf Club course conveniently runs along the boundary of Springwater Country Estate. There will also be a village van for residents to use free of charge for whatever they want to do. “They might take the van to go away for the weekend. When we sell a villa to someone that is not the end of the transaction but the beginning of the relationship. It’s our job to look after people the best possible way we can.” Residents simply pay an affordable $149 weekly fee, which includes rates, insurance, water, maintenance, lawns, gardens and the exterior of the villas. Power and internet are the only other costs and Springwater Country Estate has an embedded network enabling it to bulk buy power and pass those savings directly onto residents. Springwater Country Estate will be Tim’s third retirement village alongside Longridge Country Estate, a 420-unit village in Paeroa, and Amberley Country Estate, a 250-unit village in Christchurch. It’s been a special project for Tim because he was born in Putāruru Maternity Hospital. He went to school at St Marys and then Putāruru High School. The name Springwater Country Estate is based on the fact Putāruru has 20 rivers and streams in surrounding areas. “It’s very special for me to come back. I was born about 500m away from the village site. It’s my home town and I still know lots of people I went to school and grew up with.” The 16ha site is located on Kennedy Drive and earthworks are commencing with the first villas earmarked for completion March 2024. As a special incentive Tim says the first 12 villas sold will come with a $40,000 cash back. There is a size and price for everyone.
