Project designer is Chris Holyoake, whose career spans both architecture and design. “Warren and Patrick brought me on board fairly early so we could talk through what would work best at this location,” Chris says. “We wanted to balance the outlook from each home with privacy considerations, and that made us quite conscious around placement of decks and outdoor living. “We also know that a lot of people are drawn to low-maintenance homes that support the ‘lock up and leave’ lifestyle, which in turn influenced our choice of things like cladding materials.” As well, Frankel’s experience in the New Plymouth market has shown that local buyers prefer decks to be covered and sheltered from prevailing westerlies. These homes have been designed with that preference in mind, with sliders that can be opened to the deck on warmer days without letting in wind or rain. For older couples and others seeking a smart city home, these will surely tick all the boxes. Ground-floor layout, include garaging, stairs plus lift, a large laundry, two bedrooms, a bathroom, and generous storage. The master bedroom with ensuite and walk-in robe is on the upper level, along with spacious, openplan lounge, kitchen and dining that flows to outdoor decking. “Most of the living will be on the upper level, with the downstairs area available for when family or guests comes to stay,” says Chris. “Some might choose to set up one of the bedrooms as a media room. “The layout is flexible enough to give people a few different options.” In total, the development area is 1077sqm with each new house site roughly equal in size, (350-360sqm). The first of the three homes, closest to Elliot St, has a striking modern design. Topped with flat roofing, the upper level will be clad in crisp white Rockcote plaster, and will almost look like it’s floating over the lower level, which is being finished in vertical weatherboard. A prominent design feature is the large, north-facing cantilevered deck running along the front of the top floor. More traditional in style, the middle home will have more of a pitched roof aesthetic, and vertical timber cladding in a darker tone. The upper-level decking has been designed to flow around two sides of the home, and has a solid balustrade for added privacy. “It creates a good contrast, with horizontal cedar used for that balustrade,” says Chris. The third home, on a flatter site, will include off-street parking (in addition to double-garaging). Indoor living has been designed to seamlessly connect with a sheltered deck to the northwest, with skylight features above. An exterior feature cedar wall on one side will again ensure this dwelling has its own distinct look. Chris graduated from Victoria University with a Bachelor of Architecture with Honours and later went on to a building apprenticeship. His experience includes four years working in a high-end residential practice in Auckland. Since returning to New Plymouth, he has continued designing multiple homes for Frankel, and also designed and built his own home there. Seeing the new homes on Cameron St take shape on-site is exciting for everyone involved. The triple-treat trio is on track for completion in early 2026.
