Parkside Estate DEVELOPMENT Oliver Wycherley, the co-founder of the property development company, Sovereign Group, has a highly specific goal in his creation of the new Parkside residential Estate in Feilding: Sovereign Group wants to recreate and foster the sense of community that they see as the Manawatu’s most endearing feature. “Three generations of the Wycherley family have been land developers in the region, and I was always conscious of the strong family and community focus that the area develops in the people who live here,” Oliver says. “We are passionate about rural Manawatu and what it offers, especially as a place to bring up families, with plenty of work being generated by entities in the rapidly expanding logistics industry, such as Massey University and the Defence Force. “With the Parkside Estate, we looking to create a family-friendly community around Feilding’s new 2.1ha Korotangi Park, which the development surrounds on the flat and formerly rural land just north of Feilding. “It’s a charming place to build a house, with all the necessary services in nearby Feilding. The development comprises 100 sections in the Parkside Estate with a limited number of sections overlooking the park, which is a community facility with green spaces for families, lots of trees, a barbecue and a dog-walking area, so the basics are there for developing a real sense of community involvement and identity.” The 8.8-hectare Parkside Estate has a range of sections, and Sovereign Group is collaborating with a number of builders offering house-and-land packages, with clients able to engage their own builder or have Parkside Estate engage one for them. Oliver says it’s a boutique development with houses being built in the high-end category to attract a range of clients from retirees to families – “all the vital elements of a growing community”. The houses are currently under construction in the first of the five-stage development, which comprises 21 lots, and the first house is nearing completion. The stages are to be completed in sequence, with the land engineering works already under way on stage 2. It’s Sovereign Group’s second such development in Manawatu, the first one being a 69-lot residential subdivision at Monarch Drive in Ashurst that was started in 2016 and completed inside three years. The houses in Parkside Estate will all be of different designs. “We’re intending to create an architecturally interesting development rather than a suburb where you have rows and streets of virtually identical buildings that just seem to stifle any sense of creativity,” Oliver says. “I see the new home as being the individual expression of the owner, which means every one is different, and we end up with an interesting and beautiful streetscape that is also a key element in establishing a sense of community.” In common with other players in New Zealand’s construction market, Oliver has noted a pick-up in business confidence over 2025, suggesting the widely reported earlier recovery in Southland and Otago is now reaching into the North Island.
