The project, which was completed in March 2025, represents the second stage of a larger, mixed-tenure housing development on the former Tiki Tavern site. The terraced homes comprise a mix of two- and three-bedroom properties, all funded through a partnership between Habitat for Humanity and its investment partner, Soul Capital. “There are always challenges in every development project, from funding cost to holding cost on the land, to development consents and permits, especially as changes in government housing policy has made it increasing difficult to make new social housing developments feasible,” says Brad Davis, Soho Group’s general manager of deals, acquisitions and partnerships. “Making these types of residential property developments feasible across regional New Zealand is incredibly difficult. To get to this kind of end result in Whangarei is a really great outcome.” The Habitat for Humanity development follows the completion of Soho Group’s Kainga Ora project on the neighbouring site at the end of last year. That project delivered 55 high-quality homes and community facilities, marking what the company describes as Northland’s largest social housing development. The partnership was forged through a meeting with the Ministry of Social Development in Whangarei, which put Soho Group in touch with Habitat for Humanity for the Northland region. “We then got talking and experimented with different delivery and funding models. Habitat for Humanity partnered with the experienced investors at Soul Capital, who were also instrumental in getting the deal across the line. Partnerships and relationships like these are key to getting these type of projects in difficult circumstances off the ground,” explains Brad. Both developments showcase Soho Group’s commitment to exceeding standard building requirements. All homes surpass the standards outlined in the Healthy Homes Guarantee Act 2017, and achieve Homestar 6 ratings for superior health, warmth and efficiency. The buildings exceed Building Code requirements for insulation, ventilation and noise insulation, whilst incorporating Crime Prevention Through Environment Design principles to ensure resident safety and security. Environmental sustainability has been woven throughout the development process. The projects utilise wooden framing structures that exceed Building Code standards, reducing reliance on steel and concrete to minimise carbon emissions. The Habitat for Humanity homes feature solar panels on the roof, and predominantly brick cladding, with each unit including an outdoor space and deck. Brad says the developments transform the sites into a vibrant residential community, neighbouring both Paramount Plaza and Whangarei Golf Course. The location also provides convenient access to essential amenities, including supermarkets, healthcare facilities, schools, parks and green spaces.
