| 87 DEVELOPMENT Bryton Property Cambridge’s booming economy is attracting new businesses and investors, and local developer, Bryton Property, is helping to provide the space needed to support that growth. Directors Bryce Gifford and Anton Pires are behind the Bryton Hannon industrial units on Parakiwai Road, a two-stage project designed to deliver high-quality, durable industrial units for small to medium businesses. Stage 1, completed in April, has already sold out. It has eight units, including a café that has quickly become a local hub, drawing people and energy into the area. Stage 2, now underway, will bring a further six units ranging from 135sqm to 225sqm, all with a 35sqm mezzanine. The units feature tilt-panel construction, clear-span warehousing, 100% earthquake ratings, and excellent site manoeuvrability. “Stage 1 has been a great success, and the café in particular has created a lot of buzz,” says Bryce. “We’re proud to be delivering buildings that look sharp, function well, and give businesses and investors the opportunity to grow in Cambridge.” The Bryton Hannon industrial units are well located with easy access to the Waikato Expressway and strong neighbouring developments. Major projects under construction nearby include Calder Stewart’s Niagara building and Fosters’ Real Steel building, a 9000sqm facility. “Those projects will bring a lot more traffic and business activity into the area, which benefits everyone,” says Anton. Bryce brings to the project his experience as owner of BTG Electrical, where he has been involved in commercial construction for nearly two decades. Anton adds two decades of real estate expertise and his own portfolio of investment properties, as well as project management experience in several countries. Together, the pair has developed a business model that meets the demands of the local market. “Industrial property is something we’ve both been interested in for a long time,” Bryce says. “Through our work we’ve seen the need for quality units that suit smaller businesses wanting to own their own premises, rather than lease.” Anton adds: “For many of our buyers, this is their first foray into commercial investment, and it’s a stepping stone to business and personal growth.” Stage 1 attracted a mix of investors and owner-occupiers, from small local businesses to companies relocating from Hamilton or Auckland. “We’ve got strong local demand and plenty of referrals,” Anton says. “It’s been really satisfying to help small business owners secure premises they can grow into, while building an asset for themselves and their families.” T T Kelly Deeks Units boosting business in Cambridge Stage 2, now underway, will bring a further six units ranging from 135sqm to 225sqm, all with a 35sqm mezzanine. Each project has been delivered on time and on budget, despite challenges such as the Covid lockdowns and materials shortages. “We’ve learnt a lot about the consenting process, project management, and how to keep things moving,” Bryce says. “Every project gets more efficient, and we’re confident stage 2 will be just as smooth as stage 1.” Looking ahead, Bryton Property is already fielding enquiries for larger units to meet the needs of growing businesses.
