DEVELOPMENT Auckland’s largest greenfield industrial development north of the airport has reached several critical milestones, with infrastructure nearing completion and major tenants preparing to break ground on their new facilities at Spedding Industrial in Whenuapai. The 46-hectare development, owned by New Zealand property specialist Oyster Capital, has now sold or contracted over half of its available land, demonstrating strong market confidence, despite challenging economic conditions, says Cameron Wilson, director of Oyster Capital. Transit has already begun work on its depot facility, while NZX-listed Property For Industry (PFI) is due to settle part of its substantial 5.3-hectare purchase in July. Cameron says PFI’s acquisition represents a strategic investment in building a future pipeline of industrial properties within the development. Logistics company CDB Group, currently based in Albany, is preparing to relocate to Spedding Industrial, and will commence construction when titles become available. Meanwhile, developer Midpoint Investments has secured tenants and is preparing to begin construction shortly. “Sales at Spedding Industrial have been going well with discussions with several interested parties currently underway,” says Cameron, highlighting the continued market momentum despite broader economic headwinds. The completion of Brigham Creek Bridge marks a significant infrastructure achievement, along with Industry Drive, an extension of Spedding Road connecting Trigg Rd to Brigham Creek Rd, amd which establishes a vital transport link between State Highways 16 and 18. “This is very important, and is the purpose of this whole location – to enable connectivity to transport links,” explains Cameron. “It’s all pretty exciting.” The development’s internal roading system is scheduled for completion by early July, with first titles for individual lots expected to be delivered simultaneously. This timeline positions early purchasers to commence construction during the second half of 2025. Cameron says the site’s connectivity advantages have proven particularly attractive to logistics and transport companies seeking to future-proof their operations. The project includes nine transport upgrade initiatives, featuring the phased signalisation of the roundabout connecting State Highway 16 with Fred Taylor Drive and Brigham Creek Rd and the crucial Spedding Rd extension that enables a more direct connection between State Highway 16 and State Highway 18. Cameron says infrastructure development has been a key focus, with Vector installing power infrastructure capable of supporting high-energy-demand businesses, including potential data centres and electric vehicle charging facilities. A new substation is also planned for the area, ensuring robust power supply for future industrial operations. The development’s appeal stems largely from both its strategic positioning and scale. “The development’s size sets it apart in the Auckland market,” says Cameron. “While nearby Albany has performed well historically, its sites and buildings typically operate on a smaller scale. The development presents great opportunities for businesses to build sustainably for greater efficiencies.” The development’s timing aligns with significant population growth projections for the surrounding area. Whenuapai is expected to add between 8000 and 10,000 additional dwellings by 2041, with the wider peninsula anticipated to house 40,000 people. Spedding Industrial will include community amenities, such as a childcare centre and hospitality, serving both the industrial precinct’s occupants and the broader local community. Cameron says the population growth will result in a ready workforce nearby and provide opportunities for people living locally to not have to travel far to get to work. Oyster Capital has maintained a focused presence in Auckland’s northwest sector for 14 years, successfully delivering three significant plan changes to unlock infrastructure for housing and employment growth. “We can’t wait to see the Spedding Industrial site develop even further as people start their builds this year.”
