Indelible Homes BUILDING Auckland based Indelible Homes is the trading name for Claude Xie’s property investment and building company that he set up in 2007. He’d come to New Zealand six years earlier as an international student and he’s the first to admit that his first investment property with its double garage and four bedrooms on a sloping section presented him with a steep learning curve. “I learnt that location is the key for residential buildings, and the sloping section was quite difficult for my first project. It didn’t make a lot of money, but I learnt a lot,” Claude says. Claude continued doing his own successful investments, buying land, project managing the builds and selling the houses. In 2017 with years of experience from several developments behind him he said yes to an opportunity that came through a land agent he worked with. The project was to build four houses for four friends who had decided to build in the same subdivision in Takanini, and that was just the beginning. “Through their friends and family and word of mouth I was getting more and more customers through the door so that here in 2025 we are building over 200 houses a year and a lot of them for our customers not for me,’ explains Claude. Along with his own developments Indelible Homes manages the subdivision process for others from the time they buy the land, through consents, to the build and hand over. Indelible Homes’ work can be seen all around Auckland. They’ve built two- and three-storey terrace houses, two-storey standalones, and just recently two architecturally designed, 600 square metre homes, one in Pukekohe and another in Flat Bush. Clients vary from ‘Mum and Dad’ investors with a big back yard who want to subdivide or have decided to demolish their old house and build multiple dwellings with the idea of living in one and renting out the others, to developers who buy land, with or without an existing house, and build multiple dwellings to sell on. “For the terrace houses, we use standard materials to keep the costs down to meet the market, especially at the moment. For homeowners building a stand-alone house, it’s generally medium to high spec. “We can help them with design as well with an architect we work with a lot and we manage the whole process from start to hand over,” says Claude. Over the years Indelible Homes has built up a list of trusted sub-contractors they work with regularly, knowing the loyalty goes both ways. Claude offers a steady stream of projects, and the subbies in return offer good workmanship, finishing in the time they agreed and going the extra mile if needed.
