Described by the judges as setting “a benchmark for urban multi-residential housing that is quietly sophisticated and enduring in its architectural expression”, the project exemplifies the firm’s distinctive approach to residential development, combining architectural excellence with commercial acumen. “We focus on design and craftsmanship, along with understanding construction and development as well as investment. This allows us to help both investors and homeowners create beautiful properties that increase in value upon completion,” explains company designer and co-director Andrew Jiang. Miller Residences emerged from extensive market research into what potential buyers seek in the Point Chevalier area. The development replaced a single dwelling on a 670sqm site with three contemporary, two-level homes, each approximately 190200sqm. The properties feature single garages, pantries, open-plan kitchen/living/dining areas, and four bedrooms, including master suites with walk-in wardrobes and ensuites, plus separate bathrooms. “Point Chevalier people enjoy architecture and art,” says Andrew. “This influenced both the design approach, where buildings are treated more like sculptures, and eventual buyers. The three homes sold to an art collector, writer and professional, reflecting the sophisticated aesthetic of the homes.” The material palette demonstrates attention to detail, with clay-brick cladding that captures traditional Point Chevalier character while delivering contemporary dwellings. Internal features include handcrafted plaster render applied to walls and ceilings for texture, herringbone timber flooring, travertine stone bench tops and striking staircases combining hardwood timber, white steel and perforated mesh. ADNZ judges praised the project as “an elegant and highly resolved architectural composition”. Oliver Andrew Associates collaborated closely with a range of subcontractors, including Lanto Consultants, which delivered resource consent services for Miller Residences. The practice operates with approximately eight staff split between design departments in Auckland and China, plus three construction personnel, including project managers and a quantity surveyor. This dual-location structure supports hotel and resort projects in China featuring 60-120 rooms, where Andrew notes clients appreciate the practice’s New Zealand background. “It means we understand how architecture relates to the wider context and environment,” he says. Andrew brings to Oliver Andrew Associates a professional background in architectural design and a decade of experience in the fields of development and construction, having worked on international projects and award-winning local projects. Co-director Oliver Guo oversees the construction side through their Edition Homes company, bringing a decade of experience in the fields of development and construction that ensures architectural drawings translate precisely into built outcomes.
