Lloyd Hartley ARCHITECTURE Founded in 2013, Lloyd Hartley is an award-winning Auckland architectural practice specialising in architecture, interiors, and project management. The studio is led by directors and registered architects Ben Lloyd and Mike Hartley, supported by Aish Basrur and graduate Jordan Cormack. The team delivers well-executed high-quality architectural projects across New Zealand and Australia, from concept design through to completion, aiming to balance creativity with practicality, backed by strong technical expertise. “We specialise in high-end, bespoke, residential homes, multi-home developments, and commercial projects, including interiors, cabinetry, and furniture,” says Ben. “We add value to our clients’ lives through considered, consistent architecture and interiors.” “Each project is client-led and bespoke. It comes down to our care and attention to detail.” Two recent award-winning projects by Lloyd Hartley include Washworld, winner of the 2025 NZIA Auckland Architecture Award in the Small Project category, and Sandtrap, a residential home in Omaha that received a Highly Commended in Home magazine’s Home of the Year and was a finalist in the 2025 Interior Awards. Sandtrap also featured in Home magazine’s Homes of this Decade, alongside another Lloyd Hartley project – Hill to Horizon at Otama Beach, Coromandel. The Sandtrap holiday home is at the northern end of Omaha Beach, one hour north of Auckland. The home is a legacy project for Lloyd Hartley’s clients, for them to share with their children and grandchildren. For Sandtrap, Ben says, “We wanted the house to look like it had been sculpted out of a sandy block, similar to a sandcastle but more robust. The design works well, feeling comfortable for two people or 20 people”. Built on a compact site, Sandtrap makes the most of its stunning western outlook. The two- storey, five-bedroom, three-bathroom home includes two living areas and multiple terraces designed to capture views, follow the sun, and create spaces for extended family. he upper level also opens to northern and eastern views. Along the public access-way, twin sculptured terraces and stairways can be seen. The terraces provide vantage points to look out over the sand spit, bird sanctuary and beyond to Ti Point Headland. The floating stairs ramp down to meet in the central protected north-facing courtyard. Entrance into Sandtrap is through a lightfilled hallway that opens to the kitchen and living space, connecting to the landscape beyond. Inside, custom touches like the stair handrail, balustrade, and front-door handle share a unified design. Sandtrap was constructed by Dysart Construction, a key partner in bringing the design to life for both Lloyd Hartley and the clients. Electronic Interiors handled the home automation, audio, television, security, and electrical fit-out. Other recent Lloyd Hartley projects include a Melbourne renovation, and eight terrace houses in Milldale, north of Auckland. New work has begun on the Coromandel with a family home in Whitianga and a bach at Cooks Beach, alongside several ongoing Auckland-based projects.
