122 | Preformance - Southbase T T Virginaia Wright Digital model a time and cost saver BUILDING School students all over Auckland are enjoying the warmth and comfort of new classrooms in record time, thanks to the construction and delivery method innovated by Southbase’s Preformance team, led by design manager/architect Kat Nelson, working closely with Southbase’s technical director Kishan Seger. A tier 1 design-and-build contractor, Southbase also includes the off-site manufacturing factory Innofab, and Southbase Labour. For this project, Southbase collaborated with other off-site manufacture suppliers to deliver 46 teaching spaces across 10 schools in six months. Requiring levels of collaboration from all parties meant it was a finalist for this year’s Building People Aotearoa, Hubexo Collaboration/ Kotahitanga Award. Southbase’s core focus is building critical infrastructure for the government, including hospitals, data centres, correctional facilities, and in this instance, schools. As Kishan explains, Southbase leverages technology to undertake construction all the way through the process. “The design management uses a digital model to coordinate the design, which means that we can resolve issues prior to them being on-site, so we’re not resolving them in real time on-site, which delays the programme,” he says. ‘We’ve done an exercise that shows that every dollar spent getting the digital model right saves you $28 of production value.” By putting the design (whether it was done in-house or by external consultants) into a digital model, Southbase effectively brings construction expertise forward in the design process, combining it with design expertise to de-risk the construction. The company’s digital approach to address what is a countrywide shortfall, in school classrooms in the Auckland region, meant hundreds of students were learning in spacious new classrooms this winter. The ‘Rapid Roll Growth Programme of Work’, the official name of the modular classroom project, was under a tight timetable, and having design managers that could do the design themselves was a key component in the project delivery schedule. All Southbase’s design managers, including Kishan (structural engineer) and Kat (architect), are professionals in their own right, bringing years of experience to offering solutions: in this instance delivering 46 teaching spaces across 10 schools in six months. “We used technology to expedite the process and build more cost-effective classrooms to enable the schools to get classrooms more quickly, while still meeting the latest Ministry of Education’s DQLS (design quality learning spaces) standards to do with indoor air quality and thermal comfort, acoustics, lighting and visual comfort and so on,” explains Kat.
