Nearly 20 years ago Justin Molloy left Auckland for Warkworth with over 10 years’ experience working with Auckland’s old villas and bungalows behind him, an area of expertise which he has continued to build on since. The name of his company Bungalow & Villa Renovation Specialists reflects his specialist skills in that area but today their projects are as likely to be contemporary new builds as restoring a tired villa or bungalow to its former beauty. “We do high-end architectural builds, thoughtful renovations, villa restorations and complete project management across Auckland and beyond, although we’re usually working north of the Harbour Bridge. “We do the whole job from start to finish. We’ll drive the bulldozer in to clear the site and leave when the curtains are hung,” says Justin with a smile. The Bungalow & Villa Renovation Specialists team now has three qualified carpenters including Justin and one apprentice. They generally work alongside the client (or the architect), to help them create their dreams, giving them ideas and suggesting site appropriate materials. The earlier they are part of the conversation the more they can bring the benefit of their hands on building and site experience to the planning process. After 30 years building Justin knows what works and what doesn’t particularly when it comes to the specific needs of a villa restoration. When replacing an original hardwood verandah for example, a less experienced builder might opt for pine board which, unlike hardwood, will shrink and warp. Bungalow & Villa know to use an engineered timber such as Acoya, which is the equivalent of H5, a pressure-treated wood designed to last for decades in tough environments. They’ve been called to repair verandahs replaced only 15 years ago with H3.1 pine. Although its treated, builders use it once it’s cut without treating the ends; they rot and the verandah rots with them. That knowledge worked to the advantage of clients on the coast north of Auckland looking to build what the architect saw as a bach but which Justin understood was much more than that having had several meetings with the clients himself. “It’s a 320sqm double pavilion which the architect initially specced for shadow clad, which is a pine-ply, as an affordable product, but we knew there were problems with it. “We changed the cladding to cedar ply from Canada with cedar battens. The end-result is a lovely band-sawn cedar board and batten finish made with a product that will last decades rather than 20 years,” he says. Recently there’s been an increase in work to repair older homes that have been neglected. As Justin says, Kiwis aren’t very good with maintenance. What starts as a job to repair a rotted board often involves significant work to the rest of the house to make it sound for the future. It might be a relocated villa, or a building dating back to the early 1900s such as the former nunnery in Kaipara Flats they recently restored.
